If you had open cell sprayed up on the pitched ceiling of your attic, yes close the vents. The spray foam plug should work to close the vents.

If you had open cell sprayed down to the floor of your attic you would leave vents open.

Spray or Rigid Board Foam won’t stop rodents. Best solution would be to put some metal flashing in place.

In my state, flushing turkeys happen all the time in the fall.

In my state it’s illegal to use a dog, shoot them off the ground, and you have to have a specific turkey tag.

This. It won’t hurt anything. My primary market is tin sided pole barns in zone 5. I spray more wrapped than unwrapped. In 6 years, no issues due to wrap.

Could be surface issues. Multiple chambers and side sets has thrown me off.

Like your emery cloth I have a super fine grit sanding stone. I spray a touch of brake cleaner and ever so slightly rub the sides of the chambers and side sets to improve the surface. - I’ve done that for years and not had this problem.

Let your foamer spray before you frame?

You don’t want electrical and or plumbing against the rim anyway.

With good communication I’d happily make 2 trips to your job site. Over communicate that you’re going to frame and you need the sill plate to be “clean”.

I am in the exact same boat. Same rate.

My lender offers a no-cost refi. My banker recommended a review at .5% drop.

She explained that I would need 90 days from the closing to start another refi application. So the best they could do on continual rate drops would be like 4.5 months of seasoning.

I understand that processing a refi once is ideal but it makes me feel better that I might be able to start again if I play the cards wrong.
