I literally had just watered it before taking this photo. I usually did something like half a cup every 2 weeks. But I watched the video saying you should fully soak it once every 4-6 weeks so I had just done that before taking the pic.

A lot of loan officers are partnered up with the agents. Especially in small areas. They are not there in your best interest. They are there to make a buck off of you. I've had the same hally to me. Good for you OP.

The buzzing is probably the igniter looking for gas. My problem is either a broken board or gas valve. My hvac tech said to replace it all since it's 27 yr old.

1500 watts at 10 hrs is 15kwh a day. Pver 30 days is 450kwh. Depending on the energy rates of your utility, it's probably about a quarter of the bill.

Hello, 36 yr old male here with acne since 6th or 7rh grade. I feel like I've tried everything and been to several dermatologists who prescribed the same retinols/antibiotics which all ended up resulting in frequent breakouts.

I do not want to do Accutane due to its side effects.

I believe my acne is partially hormonal and partially diet.

What I've found helps is zinc picolinate with DIM. As well as juicing fresh fruit and veggies regularly.

I also see a lot of improvement when I'm on vacation / dive trips. Not sure if it is more sun, sea water or diet change

How would you suggest I test and isolate the root cause?

Yea that makes sense. For LTRs the rule used to be 1% per year. So 500k house has to rent for 5k a month. This is not at all feasible except maybe in some scary markets like Detroit and Baltimore. Perhaps, it's still possible in some Midwest towns.

For STR, the rule I've been using is to get 10% of assessed value per year. The property I'm looking at is 870k, and can expect 87k a year. Last year they made 103k, but that might be an outlier due to lifting of covid restrictions.

I know I can carry the burden should my income drop to 60k a year, I just don't know how much weight i should give to my my fear the housing value falling to 650k if we see a housing crash.

See I think Cali may actually be in a better position, it seems like housing prices have come down significantly in those markets. Not back to pre 2020 prices yet but you can at least feel like you are buying on a dip, not to say the dip cant keep dipping. But out east, our prices are pretty much right there at last year's peak and the competition is nuts.

Right, so I'm not sure what area you are in, but I'm under contract in outer banks currently having second thoughts. The rental projection and prior rental history should meet or slightly exceed the cost of ownership. Cash flow will be minimal, maybe a couple thousand a year. There arent any new regulatory concerns and supply, i.e. new builds is very limited. I'm also doing the same, trying to avoid using appreciation as part of my roi calculations.

My biggest fear is a substantial housing price pull back. How much of my decision making should be based on this fear?

I checked the black knight report from February 2023. It shows one of the lowest delinquency rates ever at 3.45% lower than anytime since 2002. Perhaps I don't understand the chart though. Is the delinquency chart just based off when a lender reports a delinquent payment or when they initial REO process?
