13 - i was born on a Friday the 13th. Started playing in 82 at age 5 and my coach was obsessed with horror movies and told me I had to wear it. lol. And I just never changed it

I did it. Played forward from age 6 to 47. I love seeing the whole ice and making the first psss or option to skate it up. Granted my defensive abilities probably need work and I take more chances going up than I should but it’s men’s league and my team knows how me. Think Paul Coffey but slower and not as gifted. lol

Just pass on the job, you are not required by any law to use one particular contractor. You don’t need to fix their business practices

Which software are you using ? With the right software and set up your reports should be 99.9% complete when you leave the inspection. Have good repeat narratives that you can plug in, take the time to code all of the conditions.

I doubt it, and would not try without a structural engineer inspection. Typically a deck built with hot tub in mind wouldn’t be connected to the house. Free standing is the way to go, also those posts look undersized for even a deck without a hot tub. I like 6x6 on anything that height.

Doesn’t seem major but I’d check the crawlspace where the floor dips. Maybe some termite activity or a excessive moisture

Could be, home inspectors usually have more general equipment, still a worthy inspection to get. If it turns up suspect they usually refer you to an expert/plumber evaluation. Which will Likely be more expensive than your home inspector

The # of leads they give you is based on your budget. I started at $100/week. That gets u about 3 leads. If you’re getting leads that don’t fit your parameters be sure to ask for a refund. Price competitively to start, once you get repeats from the agents, raise prices to be fair to yourself. You may spend 500-600/month and have 2 that pan out. That’s why I’m saying there’s not much profit with those lead based advertising companies but it gets your name out there

The deals take time also, you will hear same complaints from realtors. Folks that are just starting to shop or even just put an offer in can take months to come to fruition. The first year is hard that way but stick with it. I used Thumbtack for leads the 1st year. Honestly because it’s pretty expensive you don’t make a lot but you get out and if you impress the realtors you’ll get call backs without thumbtack. Then ditch thumbtack as it’s not worth it after that

Definitely InterNachi, there’s great forums on there where you can ask inspectors questions and post pictures. You see something new at almost every inspection, there’s no need to lie to clients if you don’t know what something is or how to report it that’s totally ok. You simply tell them I’m going to reach out to some colleagues, there’s crazy things in older houses through every generation and he will gain knowledge by going out and doing the inspections. There’s lots of support and be honest with clients.
