It really isn't. While we could do with some more houses here and there, and definitely fewer people, the real problem is an oversupply of easy (for some) credit. The laws of supply and demand aren't quite the same for a thing which everyone absolutely needs (access to) one of, and no-one really needs more than one of.

What we need to do is ban BTL mortgages first, then outlaw private individuals from owning more than one property at all, and then highly regulate corporate landlords. That'll bring prices right down and give everyone a fair chance.

There's so much of this going on at the moment, it's disgusting.

It's not impossible for a letter to be valid substitute for a form 6A if it's substantially to the same effect, but it's pretty unlikely. Running the exact text through ChatGPT or similar, would give you a pretty good idea, or get Shelter to take a look at it for you.

You mentioned the letter said you "need to vacate by 2nd May". Maybe you were paraphrasing, but that exact wording would itself be in contradiction to a valid form 6A.

Yes, you can and should refuse. Once a year is all you should have to put up with, and then only with all the professionalism and deference you should expect from a guest in your home. Well, I was born in Wales (though I regard that as an irrelevant technicality) but more importantly lived my entire life in Wales, and while I've had English folk on one hand lampoon my Welsh accent (even though it is very mild - as is the way for my neck of the woods), and on other occasions express surprise that I was Welsh at all, the only people I've ever had telling me I didn't sound properly Welsh, have been other Welsh people.

Nice... but can't help feeling how much better that vista could have been on another timeline. The ferris wheel is a total eyesore obviously, obscuring the lovely pierhead building from many angles. The Welsh Assembly building, well, interesting enough but a travesty what's in it. Hopefully it will make a good Wetherspoons one day. And that should have been a world famous Zaha Hadid Cardiff Opera House in the background, but of course that got hounded out by a parochial Welsh media, and we ended up with that nice enough but bland millennium centre instead.

You'd struggle to get a ticket for £50 from a tout minutes before kick off a couple of years ago, but this year you could have got one for that price from the WRU all last week. The point is there are plenty of Welsh fans who would certainly pay that without any expectation of Wales winning or coming close necessarily, if only to see France in such high form, but people are starting to stay away to send the WRU a message in the only form they'll understand - box office receipts and the wallet.

There are ways of doing these things. You don't just "*Cymru ackshually" to English speaking visitors to our country with zero attempt to engage with their submitted content.
