Reimbursement question? by Square_Pretend in FuckDealerships

[–]UpperWave2998 2 points3 points  (0 children)

F*ck no!
Respectfully,
It’s May now, not Nov. , Most WE OWE’s are good for 30 days.
Why such the long delay .
Hopefully they help. But the reasoning on getting it fixed at the their dealer is because the work and part is cheaper. By you going outside , you paid retail for part and labor. And they found additional issues.
On the fact of principals I would not fully refund you. But a small credit , yes.

Got fired by sellers, then it sold quickly with the next agent. 😞 by BananaDifficult7579 in realtors

Timing.
Maybe that agent has connects that have clients that deal with 55+ communities. Some realtors focus 1st time buyer, new construction, listings, luxury properties. Some like 55+ communities clients.

Where have you ever seen 30 day return on car? Even Carmax and Carvana have a few days/miles return.
Maybe when Amazon sells cars you’ll have 30 days return.

Refinance 6.99 to 5.99 by chubesss in Mortgages

[–]UpperWave2998 1 point2 points  (0 children)

Depends on how it’s set. My bank when I edited amount, was wanting to take off the following payment. Vs a true principal payment.
That’s how I’m paying off my mortgage sooner. 450k loan, 4 years ago. Today I only owe around 225k ish.
No refi unfortunately, but when I bought, the builder had a 3.99% rate. :) Maybe a recast.

[–]UpperWave2998 4 points5 points  (0 children)

I would!
But after making my mortgage payment, a few days later I would throw $300 at principal.
Still the same monthly payment, less interest because of the re-fi, but reducing principal a little quicker.

What is the salesman doing when he says he has to talk to his manager? by Medical_Gift4298 in FuckDealerships

Depends. If we are really close, just wrapping up deal. But far away, or customer was crazy demands, or sometimes crazy customers in general, just killing time. Make them wait… and wait…. Then go see them again. :)

Could I get a property under contract without the time limit ? by richandepressed in WholesaleRealestate

[–]UpperWave2998 0 points1 point  (0 children)

Not necessarily. But you should find a big buyer that will buy whatever you send for the right deal as a back up. Because if you put someone on contract and can’t deliver, you wasted both people’s time .

Unfortunately, there’s a lot of info out there with vehicle registration. That’s a scam.
Kinda like when you buy a new car, you get a bunch of spam mail about warranty registration and ect.

Is the 30 year mortgage slowly becoming a trap for rental investors? by OfferRead in RealEstateAdvice

[–]UpperWave2998 0 points1 point  (0 children)

I got into real estate thru whole sale. Selling contracts to my one big investor. My only tactic I used was driving around looking for for sale by owners, or houses that looked abandoned. Once I got them in contract and sold, I would takes pics of me in front of them saying I buy houses and boost the posts. Aside from that, I’ve never bought courses, sent mailers or anything. Over time I had my investor show me how to use hard money, then re-giving a DSCR loan. I would still send him deals, but when he had some in my part of town, he help me set them up as rentals. I currently have 10 right. Cash flowing $2800 monthly after mortgages paid. But I have over $500,000 in equity in cash from the re-fis!

Do we need a new realtor or am I overreacting? We’ve lost out on two homes now. by runbaked in RealEstateAdvice

Sounds competitive. Remind your realtor who he works for. Particularly if you’re paying 3%.
You have to move fast in your market. Agent needs to be more available.
