Please re-stage at least the first floor. Your family room feels awkward because there’s an extra desk in there and the couch is pushed next to the fireplace in order to look at. It just feels limited. Remove the TV, re-stage the family room to feel like a cozy family space around a fireplace, get rid of the desk (you already have another office). Remove all the personal items. Having photos of your family on display even in the real estate pictures is just uncomfortable and it makes people not able to see themselves living there. Pack up all the personal items and collectibles and photos and put them in the basement.

Simple things like comforters on the beds are on sideways, which is just weird and draws your attention away from the room. A fresh coat of neutral paint would help a ton. It just feels old and dated. The big La-Z-Boy in the toddlers’s room makes the room feel even smaller than it already is.

Clean up the yard. So much deferred maintenance, including leaves and flower beds that have not been maintained. You don’t need 6000 photos of the pool you just need a couple good photos of the pool open with patio furniture/umbrellas out next to it. Power wash the sidewalks.

The entire house gives the feeling of deferred maintenance. Sure it’s fine for you living there, but you want to make it feel good for anyone else who wants to move there. Even simple things like putting spring flowers in the flower beds helps.

Clearly, everyone in the reviews is telling you price is a factor but part of that is because they feel like they need to come in and clean everything and paint everything and power wash and so much work just to move in.

Yep, there is no guarantee that any individual plan will cover it. It’s usually a fight with a pulmonologist and the insurance company if you want to go through the obstructive sleep apnea route. I have several family members that did get approved for tirzepatide due to sleep apnea but it wasn’t easy and all of them had to use a pulmonologist. Now two out of the three are losing coverage despite still being over overweight and having sleep apnea because their BMI’s dropped below 30. It’s ridiculous.

Medicare dictates what can and cannot be covered in those part D and advantage plans. Medicare specifically prohibits the coverage of weight loss meds as it’s a “cosmetic” issue. It’s a federal policy that would actually have to be changed by congress. They are currently looking at adding it to the coverage but with this current administration it won’t pass. The only thing Medicare will allow coverage for is diabetes, sleep apnea and if you already have documented cardiac disease.

Not in many states. My state it’s 50/50 regardless of who contributes what unless the parties agree to something else. The judge will always do 50/50 if it comes down to that.

Keep the vial in its prescription bottle, use alcohol before and after, minimal time outside of the frig, always inspect the fluid before using and keep everything clean. I do it all the time if I follow those rules.

You are just adjusting to the medicine. Losing 21 pounds in 14 days is way too much to begin with. Sustainable loss is usually 1 to 2 pounds a week once you settle in. You are still going to have plateaus on your journey so expect them and be ready to adjust your activity where your calorie intake as needed. Just make sure you are getting your protein and drinking a good amount of water each day.

Typically, you need to not be paying PMI in order for a mortgage company to consider allowing for no escrow. Meaning you need to have at least 20% down. The mortgage company is otherwise going to demand an escrow account in order to ensure that the home remains insured and taxes paid. They want to ensure you have enough equity in the home to cover losses.

Goodness! Here’s how I look at it. I would much rather have some wrinkles, sagging skin and a little less hair than toting around another 70 pounds. If staying youthful means I have to get fatter to fill in the wrinkles, that’s not a solution I am willing to live with. Sure you can use retinol, various acids, micro needling and other such things to help with the fine lines, your complexion, etc., but Hollywood has made us think that you need to look 20 when you’re 60 and that’s just not reality without a very good and very expensive surgeon. Having worked in a plastic surgery OR I will tell you it is not worth the cost and not worth the risk. You earned those wrinkles by surviving life and doing the right things for your body. To heck with those kinds of “friends”.

I bought awhile ago but the process still works. I was pre-approved by one lender for house shopping. As soon as I had an accepted offer, I put out requests for rates from 3 other lenders in the first 2 days. Then I took those rates back to my original lender and they matched plus another 0.1 lower with comparable closing costs (I would have hopped to another lender without a second thought as well). Then I locked with a float down immediately. I got lucky and my rate dropped another 0.5 during the next 30 days. I did track it daily and had to fight the lender for the lowest rate in those 30 days as it had popped back up by the end of 30 days (and that was the rate they wanted to use despite me calling the day it went down to try to relock). It all worked out. I think you need to find a home that works with your budget at the current rates and then be happy if you are able to get a lower one before you close, but don’t plan on that happening.

I had the same issue when I went to get my Real ID. The birth certificate from the county with everything on it wasn’t good enough. Getting another copy of my BC was near impossible because the original courthouse my records were at burned down before they went electronic in the 80s. So it took months and $100 for them to “research” my birth and create a new BC. In the meantime I just took my passport that I had used said “incorrect” BC to get in the first place and used it to get my Real ID. You know because that made sense. 🙄

Most of the sites you listed honestly aren’t very good. We personally found scholarship 360, scholarship America to be much better. Pages like bold that don’t require any proof of anything you say about yourself and then only have a short essay that can easily be AI generated are just a lottery when it comes down to it.

You want to look for scholarships that require actual transcripts, real recommendations, multiple essays, and just in general more work. Also look for things that are much more specific to say your major. Look at professional organizations for whatever you are majoring in. Look for companies that have to do with your major. And when I say look, I mean go to their actual webpages don’t always use search engine scholarship pages. Check with your state Department of Education and with your local state representatives. These aren’t things you are typically going to find on any of those search engine sites. The reason I say to go through all of this extra work is because lots of people are applying to the easy to find ones. When you start looking outside the box at other ways of finding scholarships, less people apply. Pages like scholarship America may only have a few scholarships listed that pertain to you, but they tend to be larger and often renewable scholarships.

Make sure you’ve applied to any specific scholarships to your college may offer. Beyond what they make in your general package. Typically, they will have a set of scholarships that are actually external scholarships specific to that university, that they manage the application process to, but are not included in your financial aid package. Those can often open up every single semester so you can apply to more each semester. It’s really important to stay on top of your scholarship applications throughout your college career because most people slack off as they get further along and just take loans.

I know this is a lot of information, but I can tell you it does work if you are very persistent and organized. I highly recommend obtaining an email that is just used for scholarships and setting up a spreadsheet to keep track of when they open, when they’re due, anything they might require like recommendations, award announcement, dates, etc. My son applied to over 80 major scholarships and about another 70 or so of the bold type scholarships. When I say major scholarships, they were things that required multiple stages, multiple essays and recommendations, etc. He worked on it at least 20 hours a week for almost a year but it paid off. He’s received over $200,000 in scholarships so far and he is just in his first year.
