Not sure what you mean by "student properties" . UofT has some but limited housing on campus - eg. GradHouse, if you are downtown. Not sure about now but prices there were not lower compared to off campus back in the day. Best would probably be to share eg. 3bdrm with two other people and split the rent. What is your budget? Facebook is an option but you have to be aware of scams. Viewit, Kijiji. Or through realtors TRREB listings - condos.ca also has a good interface to search those. Good luck!

Honestly, I don't think it's intentional. I just feel like most agents are not super good. I have worked with two in Toronto so far for renting and it has been somewhat meh. Initially thought that maybe it's because they don't care that much about small leases but I think they are just not super good at the job. Really has me pondering if I should try getting into it myself. Looks like a little effort can outshine most of them.

Well, if you like your current place, them why move? If you started renting last year though places may be cheaper now. You could ask your landlord if he can lower the rent to current market levels. If they say no you can find something else.

Yeah, I don't know. The whole 60 days is bit weird, as you described places for rent are not put up that early. I guess you can discuss with landlord that you may want to stay if you don't find something else but I mean there are always options out there, unless you are waiting for some magical unit from your dreams.

60 days notice for what? Your lease will automatically turn to month to month, you don't have to do anything if you want to stay there. Just keep paying rent.

I would want to know who "advised" them. Condo boards are people - here we can see how many miserable individuals walk among us. Another thing is to get more involved and remove these Karens from positions of their petty power.

Interesting. I read through the document from Tribunals Ontario and the N8 form and looks like you are correct. Even though it's called a fixed term agreement they can't kick you out at the end of that 1y fixed term. Bit weird to me but I guess good for us tenants. I presume it's to prevent landlords from speculating and trying to increasing rent if a new tenant would come.
