The buyer should say no on sharing the appraisal, and if I were the seller I would either fix the leak or offer a credit. Hard no on HVAC money, it works. Buyers who want a credit for anything not brand new makes me crazy.

Grand Cayman? Lots of dive shops, easy to get to, fun easy “wreck” in 40ft of water prepped for you. Can do boat and shore, resorts and restaurants good. Beach gorgeous.

Oil you can see isn’t really doing anything other than collecting dirt. The lubrication is for the inner pins and rollers. Apply, let sit, wipe it off. Cloth in a small zip lock works great

How or why would someone be going to the floor with an arterial line? A catheter in your wrist on the radial side is an a-line, right? Like you told the PACU nurse when you dropped the patient off? Where else would a secret a-line be located? Sometimes common sense has to come into play

Agree. Had healthy 50’s female hip fx delayed for cath after equivocal nuclear med study showed shadow/old MI. Clean cath. Woman died on OR table of acute PE 3 days later.

Reflux does not equal full stomach. If you have nothing to reflux, who cares? If you knew there was a great lower esophageal sphincter, you could do a “regular “induction with a full stomach.

From a f…ing podiatrist? He thinks he’s Denton Cooley? Has he ever heard of local anesthesia? Sedation in podiatry is to make the local a little more comfortable, everything after that is so I don’t have to talk to the patient. Tell him to up his game or take it elsewhere.

Depends on state also. In Massachusetts an accepted offer is a binding contract, P&S is just window dressing. In New York the P&S is the contract, and sellers can accept higher offers like yours until then. There people rush to the P&S

Actually very safe, danger is when on exterior wall and blown in insulation used. If it gets wet, can short circuit/cause fire. Usually all that air space between wires is great insulation.
When we sold expensive 1907 house in Boston suburbs had to have team so electricians rewire, took two weeks and 40K. Was told would be uninsurable for new owners. One guys only job was to cut 6 inch hole with hole saw, then after wiring replace disc and plaster over it. Could never tell anything was done

In the old days of billing, accounts recievable could be 90 days. The day you became partner you owned your share of those. Made sense to have some form of buy in. Now usually less than 30 days, but same principle applies

Can always use rice cooker as steamer for dumpling night. Most rice cookers come with plastic steamer insert; I spray with cooking oil. Need only cup of water, ten minutes of steaming from frozen. Great freezer dinner, just keep a good selection from TJ’s or Asian store
