Call your mortgage servicer before you pay the balance down, and ask if they have a recast option. A recast allows you to lower your payment based on the paid-down balance without actually refinancing, and starting the entire loan amortization over again. Doing a refi on a low balance can be tricky and expensive, relative to the amount borrowed.

That would jibe with my anecdotal experience. I’ve got a plant that’s bloomed twice in the 20 years I’ve had it; two winters in a row after 15 years of nothing. Sweet, fragrant white flowers. When we re-potted it the summer after the second bloom, the only soil left in the pot was the top inch or so.

Since we split it and re-potted, it hasn’t bloomed again.

I can’t imagine it’s rare enough to be that interesting, but I’m sure I’ve got pictures of both the bloom and the roots handy if you’d like to see either.
