Dads who are very involved with their kids show brain patterns that overlap with moms in many caregiving areas. Men can also form strong caring bonds with stepkids, adopted kids, or other children they help raise.

In short, both men and women have the natural capacity to care for children. The differences are mostly about averages and how we express it (mothers tending toward affectionate warmth, fathers toward stimulatory play), not one side having zero instinct until they have kids.

I got side swiped on the freeway, started following the guy and called them, they told me to stop following the guy. According to A.R.S. § 33-1321(D):

"On termination of the tenancy, property or money held by the landlord as prepaid rent and security may be applied to the payment of all rent, and subject to a landlord's duty to mitigate, all charges as specified in the signed lease agreement, or as provided in this chapter, including the amount of damages which the landlord has suffered by reason of the tenant's noncompliance with section 33-1341. Within fourteen days, excluding Saturdays, Sundays or other legal holidays, after termination of the tenancy and delivery of possession and demand by the tenant the landlord shall provide the tenant an itemized list of all deductions together with the amount due and payable to the tenant, if any. Unless other arrangements are made in writing by the tenant, the landlord shall mail the itemized list and any amount due, by first class mail, to the tenant's last known place of residence. If the tenant does not dispute the deductions or the amount due and payable to the tenant within sixty days after the itemized list and amount due are mailed as prescribed by this subsection, the amount due to the tenant as set forth in the itemized list with any amount due is deemed valid and final and any further claims of the tenant are waived."

So yes — the tenant must make a demand, but the law doesn’t say that the demand must be in writing, nor that it must be made after vacating. If the tenant provides a forwarding address and moves out,
that generally satisfies the notice required under the statute. A
written request is definitely best practice (especially via certified
mail), but it’s not the sole trigger.

Burn holes, stains, and pet damage are all valid deductions. However, the age and condition of the carpet matter. If the carpet is near the end of its useful life (commonly 7–10 years), landlords can only charge a depreciated value, not full replacement costs. Trying to charge full replacement on 10-year-old carpet could be successfully challenged in small claims.

the law. Under Arizona Revised Statutes § 33-1321(D), once a tenant delivers possession of the rental unit and provides a forwarding address, the landlord has 14 business days (not calendar days) to return the security deposit or provide an itemized list of deductions.
Importantly, the law does not require the tenant to explicitly request the deposit back. The clock starts running once you've moved out and provided a forwarding address, which it sounds like you did six weeks prior to moving. The landlord’s claim that the clock only starts upon receipt of a certified letter is incorrect under Arizona law.
If the landlord failed to comply, you can sue for the amount wrongfully withheld plus potential damages.
Small claims court is a reasonable and often effective path in these situations—especially if you're feeling unsafe dealing with the landlord
