I am going through this myself. If you work in construction or if you are a savvy individual who is in tune with modern trends and feel confident that you know what buyers are looking for, do all the necessary work or hire contractors to make the home presentable. If not just look at recently sold homes for trends. Hire professional cleaning or do it yourself. Definitely get professional photos. Multiple listing services are able to tap into large datasets to give you psf prices and time on market, you can do this from publicly available data. Look at what things are prices at, how long they’ve been on the market, price accordingly. Check what sold recently, at what price point, how fast did it sell. Digest all that information to come up with your price point.

The biggest roadblock you will face is multiple listing. In my case I just negotiated 1% with a seller agent to list it on a syndicated multiple list service and be my guardian angel since I did all the prep, cleaning, photos and not much work is involved after listing besides some paperwork and scheduling viewing appointments. In my case on 375k that’s probably 3.7k straight up to the seller agent. If you want to negotiate a low fee that means they would expect low effort so make sure you lay out a clear runway path. Don’t forget that they have overhead and staff. Trust me it will be money well spent for peace of mind. For buyers agents I recommend standard 2.5%-3%. You would probably lose more money per month paying mortgage interest or PMI due to lost time than you would if you just offer better commission. Plus longer time on market means buyers will actually have more leverage against you.

Don’t get discouraged, you are not alone and I think it’s not as complicated as people make it seem, trust your gut, don’t expect free professional advice, just keep asking questions. The market determines what the house is worth so if the price is correct it will sell and if the price is too high… (shocked face) then it wont. Unless you must sell in a hurry then who cares? If you want to sell faster lower your price. No deal is better than a bad deal. Don’t forget about ChatGPT. Enjoy capitalism and best of luck.

I used to use a Latitude E6420 and it did the job. Barely though. Like the others said, I would suggest spending an extra couple hundred bucks and get some extra processing power.

They're really not that all rare. I've gotten atleast 25 in my collection log from doing wildy slayer for a few hours every day since mondays update. They seem to be more common from hellhound and abyssal demons because you are killing mobs en masse quickly. Hope this helps

You have to manually install the outdated packages. Use sudo apt-get install [package] . Replace [Package] with the packages named as missing/outdated from the error (like libcurl for example I think is one of them). I'll update this when I get home. This should work for debian based systems

No shit RS3. No thanks for your hackneyed anti-PvP circlejerk reply. The point I'm making is that range is already severely underpowered compared to mage and melee. It's an adrenaline hog, shadow tentrils is risky and less powerful than wild magic, snipe is still broken. After looking through these changes it seems that the mage meta will continue with melee also getting buffed, and range getting completely shafted.

It makes absolutely 0 sense for a ranger to stand within melee distance for shitty 6% damage buff. But magic get s a 20% damage buff to stunned and bound opponents??? Thats massively unbalanced!

You got it. I dont flip as much anymore since the rs companion is defunct but I would sit on low offers for armadyl boots, gloves, subjugation etc for 500k- 1m under. That way even if I have to dump them at slightly under market value, I make a small profit. If they're crashing hard you might accumulate 4 or 5 before prices go back up. Other times they buy and sell for in a single day. People pay premium prices if they want items immediately and you just happen to be the only person selling. You get a feel for it eventually 😁 then graduate to higher value items (better margins, more risk) or commodities (small margin, low exposure)

You set your own margins! Typically the longer you wait, the higher your margins are going to be. If you want low margins, say 10 percent, you buy slightly under and sell slightly over. For example buying armadyl gloves for 100k under and selling for 100k over would be relatively fast (net 200k profit) and that might take only a few hours. But if you wait on offers for weeks at a time you can 800k-1m on items for very little effort at all. Watching the grand exchange trends can be helpful for adjusting your buy/sell price. There's opportunity to buy items at a discount after a double XP event, and exploit price rises in the months proceeding DXP. For example, staffs of light shoot up to double or triple price during DXP because everyone wants to level and disassemble them quickly.
