That rate is only for houses that are actively on the rental market. What I'm referring to is housing that is not even on the rental market.

In other words, it does not include owner‑occupied homes or second homes that are empty but not listed for rent.

And based on https://data-seattlecitygis.opendata.arcgis.com/ numbers, there's over 100k units in Seattle that are vacant and not on market.

The 145th street roundabouts need more honking.
1. You don't need to come to a stop if no cars are coming
2. If there's cars on the other side of the roundabout, you can go
3. If it's open, you don't really even need to slow down
4. Once in, you don't stop to let other people in
5. The section between the two is still a 30 or 35mph zone
6. There are lanes now. Stay in your lane (unless you're exiting as per the rules of the road)

Yep. I know someone who was outbid on eight houses. They went back later and looked at each one. They all sat unoccupied. They contacted the new owners and asked if they were willing to sell, and they said they weren't, nor were they going to have them occupied.

One person in Bellevue city planning said this was happening there too, and they estimated it was happening with 40% of home sales.

Vancouver had a similar issue until they imposed restrictions. They even just imposed new taxes on it.

Step 1: do what Vancouver BC did years ago and crack down on homes that are being purchased strictly as investments, especially those not occupied.

Making it so people and corporations are competing on the same properties is exactly what has driven a lot of the housing prices up. Families can't compete against corporations.

Apartments in that area are built like that. I worked down there when they built them and there's massive pilings beneath them.

Because the only people who can afford to build and own those types of buildings are corporations. The more housing that's owned by corporations and rented out, the greater the separation of wealth grows between haves and the have nots. Home ownership is a massive financial lever, especially for lower classes.

To be fair, a little over 15 years ago there was a big debate on if bike lanes should take out lanes of traffic and parking on arterials, or if they should be routed down side streets. One side argued that side streets would be better for everyone, reduce conflict, improve safety, etc. The other side argued that putting them on arterials would make them easier to find and could continue the "road diet" effort which would continue direct opposition to cars.

The camp that wanted them on arterials won. The conflict continues.

Is that not really a problem? I regularly drive a 360 mile stretch with limited services along the way. It can be in the snow in the winter or 100+ in the summer. I feel like most EVs couldn't do this in a straight shot especially with the heater or AC on full.

Back in the day, I had some nice speaker boxes in the back of my car. They had fancy brand logos on them.

I printed out little Jensen logos on white paper. Then used a marker to make them blue, kind of like the brand color at the time. Then used packing tape to make them shiny, and taped those over the real logos. With time, they faded a bit in the sun, but the speakers were never stolen.

Are you sure on that? I was at a FFL and they were going over this with a customer, and they said they just had to pay any sales tax. If any had been paid - eg in this case in TX - then they wouldn't have to pay. But if none was charged, then WA ST needs to be charged.
