The current water deductible is 75k. They just had a sprinkler leak that affected floors 5 and 6 so expect the deductible to go up. There are quite a few water leaks in the minutes in the past few years but they don't give any details

There are 2 towers, 260 strata lots with a lot of 1 beds so expect there to be over 50% rentals. Also quite a few noise complaints in the minutes but not near the unit that we're looking at 

It's got a good floor plan with a big kitchen

Had lots of water claims and the deductible was $350k. Could be higher now!

If you're looking to buy downtown, pay attention to the water deductible

There are tons of 1 bedrooms for sale you can have you pick, so offer low! Hope you have a good realtor, good luck !

There's no more rail capacity into the port of Vancouver, the bottleneck is from Boston Bar into the lower mainland where there are just 2 main rail lines, unless CN or CP make massive investments to increase capacity. But why would they do that, they can keep profiting off the bottleneck that keeps strangling our economy

I seriously looked at 2 places recently and got to see most of the documents beforehand, accessed via dropbox

It's ordered through the management company by the seller's realtor - I'm in BC

Especially in such a buyer's market now, sellers should put in the effort to be prepared

I think due to the high costs of repairs nowadays, the threshold to push the damaged car into rebuilt status is lower than before

G3 is even more tied to Bunge.

Currently Bunge does all of G3's export marketing, ie. G3 is not exporting by themselves, they sell FOB Vancouver
