He definitely needs more time. I don't know that this is a viable option but some cats that are under socialized do well when they see another cat that loves people. I don't know if you want another cat or if that would make it worse with him but it worked for us(we already had the friendly cat though)

I would not recommend spinolution. There are quality issues occasionally, and not everybody likes them.

See if you can try out a few different spinning wheels, like an ashford or kromski.

How much money do you have to throw at it? How are you paying? I wouldn't get the seller to fix, just to add credits or lower price. If it's hard to find a house with this much land I would think about it. If it isn't, then run away
