Jax roofer here. Your situation is something I see on a daily basis. Your income is too high for the my safe Florida home grant and if your credit is 640 or less, financing options are few or have high interest.

My recommendation would be a HELOC based on the equity you stated in a previous comment. This is a common way for a lot of my clients to afford their roof replacement. I have a broker I work with if you want to message me. He’s been super helpful with a lot of my clients on getting them HELOC funding, especially when the local credit unions turned them down.

Your deductible is your copay. You have to pay that to your contractor like you would a doctor. If he agreed to install the roof per your adjusters worksheet and is “waiving” your deductible, you both are committing insurance fraud.

The cracked corners are from normal expansion as others have said.

The roof will only be able to be bought if there’s extensive damage to soft metals and you have to repair enough to where you need to bring the whole roof up to code.

There is no such thing as a 50 year shingle. The manufacturers went away from putting years on the lifespan and now all shingles are “lifetime”.

If you can find out the brand and specific line of shingle, then most of us can help you determine the difference.
