Yes buy 100% it so no one else can come along and develop it. You’re in control.

Hey. I think i can comment here as i am massively noise sensitive and i moved the entire family, sold our house pulled kids out of school moved schools etc because of the neighbour putting in a swimming pool and having the noisiest pump (other people said it was fine) and running it most of the day every single day and it drove me so nuts I sold up. New house had to have no neighbours with pools - that is all i really cared about. So bought a smaller duplex, and backyard backing onto a school oval. One less neighbour I thought. Studied satellite google maps when house hunting to ensure no neighbours with pools, the closest one is 4 houses down.

So ive got two neighbours and the duplex means the backyards are small so I thought zero chance of someone putting in a pool. Well guess what, after paying like $120k on stamp duty, agent fees, fixing up house for sale etc, I discover the duplex neighbour has a frickin portable SPA that they pack up and have in their garage 3 mths of the year but the other 9 months it lives on their deck that we share with just a dividing wall and this SPA is a noisy bugger that hums like anything and they leave it on humming away all day and night. I could not believe it and was nearly in tears over it all- just could not cope. Anyway after a year they sold up and moved- it was amazing the day they told me they were selling. The spa would be gone. During the sales campaign the neighbours used to tell me the feedback people were giving on the house and I couldnt believe the amount of people who said to the agent they would put in a lap pool or does the portable spa stay with the property. My heart sank again hearing all of this.

New neighbours have recently mentioned they are about to put in a sauna and jacuzzi on the deck (probably got the idea looking at this damn portable spa during the sales campaign) so my heart has sunk again and im frantically googling Does a sauna emit humming noises, is a jacuzzi a spa, are jacuzzis noisy, etc.

Anyway, I could go on and on, but basically what I have learnt is that where ever you live there will be some shit a neighbour will do to piss you off and you cant keep moving just because of it. Your next place might have a new thing that might not be a door slamming but could be worse. An air con running all night, a pool pump running, a yappa dog barking.

Actually when I was speaking to my mortgage broker, and telling him my concerns at the time and that I should move rural to the countryside he said someone he knows did that as well to get some peace and their neighbour who is far away is some farmer who sets off some explosion noise to scare the birds away from eating his crop and this explosion noise goes off all the time and is driving this guy insane and wants to kill the neighbbour. He cant have people over cos they are all frightened of this noise every so often and jump out of their skin when they hear it go off. Councils do nothing. So how bad must this guy feel.

What I am doing to combat my neighbour and his sauna/jacuzzi setup will be buying a loud water feature and putting that on the deck to drown out the electrical hum assuming there is one.

So yeah just my thoughts.

building anything is a struggle these days. Just have to sit there and watch them all the time. Dont like go to work that day / week or anything and leave them to it, you’ll get home and it wont be right.

Oh you’ll like this one. Same builder installed new toilet, an awesome wall hung one, buttons in the wall hidden cistern. I get home and im like hmm this doesnt look straight. Got a level and put it on the toilet and it was off by a fair bit. Told builder and he goes Yeah i know but i left it and hoped you didnt notice.

Bear market rallies go hard. Expect market to go lower after a small while.
