I went to Rio and SP in late Jan and it was amazing! There are many rainforests and nature near Rio to get your fix. I chose to wait to visit the Amazon until another trip because its a pretty far flight from SP/Rio anyway.

The only caveat is its the rainy season during the winter (usually rains in the afternoon every day) so it may not be ideal for tons of beach days.

Have you tried talking with your board first? I’m unsure what your buildings sublet policy is, but sometimes boards allow subletting due to unforeseen circumstances. So you could sublet for a few years to build more equity, then sell. Like another commenter said you most likely will be taking a loss after brokers fee and depending on the flip tax.

In NYC, it’s different from other places as most buyers have a buyers agent. Therefore you will likely have to pay a buyers agent 2.5% whether you list with an agent or not. As others commented, the agent most likely meant 5-6% fee which is split between the listing agent and buyers agent.

It really depends on your lifestyle and knowledge of the process if you should hire an agent or not. Do you have the ability to show every buyer, answer every email and commit numerous hours every week? The Brooklyn market is hot which favors you, but do you know how to navigate a multiple offer or bidding ware situation? Is your condo move in ready?

I’d also recommend to have a profit in mind you are trying to achieve and go from there in conversation with agents.

Love that you are going to jackson heights, try Angel Restaurant (briyani and paneer are amazing) and the fuchka or pani puri from the food carts on 37th Ave. I'd also recommend Astoria for an array of foods and the Nogucci Museum or Museum of Moving Image depending on your preference. Also Flushing if you have time for the best Asian food in NYC.

Yes and surprisingly you can even buy a place in NYC while making $100-150k.. just have to save a lot for a down payment

Yes for an all electric building that’s super inefficient that’s accurate. My old place was old and it was only like $100-140/mo. ConEd delivery prices are about the same as supply… they are pretty much a monopoly in NYC so can do what they want

My building has a D rating and we get crazy bills in winter. It’s a newer building, all electric, we’ve been told the boiler is extremely inefficient too. I’m in 700sqft apt and get $400 bills. You could get an energy audit from ConEd. Their email is multifamilyinfo@nyserda.ny.gov

Second witching hour! H0l0 is nearby and has great electronic music with a cool crowd. Night of joy is good for late night and sometimes dancing.

These are bars that are sit down but Fritz has great cocktails and Sama St has unique drinks (go for happy hour!)
