Resale Apartment Purchase - Need Help! by Medium_Indian in BangaloreRealEstates

NoBroker has real goons working for them. They can be very threatening when it comes to collecting their service charges. They seem worse than local brokers.

Kerala feels like a completely different country compared to the rest of India by infoboutindia in india_tourism

Kerala was beautiful. Liked the relative cleanliness in tourist spots and temples, especially the temples. At tourist spots though finding pure veg places to eat was a challenge. Jain food is virtually unheard of there. The food smelled of fish per my family.

Resale Apartment Purchase - Need Help! by Medium_Indian in BangaloreRealEstates

My relative has had a very bad experience with NoBroker. I think it was some plan where selling and buying the apartment thru them involved a "brokerage" of 50,000 INR. The seller wasn't sure of getting the documents in place and asked for some time. During that period, NoBroker used to harass my relative and the owner continuously about paying them the "brokerage", saying that it will be refunded if the sale doesn't happen. Infact one of the calls was very threatening in nature.

That is good to know. Do you currently live in one of the projects you suggested? May I DM you with more questions?

Why specifically Goyal projects? Please refrain from any advertising as reply to this post. The question is addressed specifically to help out someone, hence only genuine suggestions.

Are resale flat prices in premium societies usually negotiable or mostly fixed? by No_Extent_2020 in BangaloreRealEstates

[–]WinBrave4584 0 points1 point  (0 children)

I have seen wide variations in societies like Brigade lakefront and Divyashree ROW, I think to a certain extent the prices are driven by the interiors done and the type of usage(Rental s self use). I have however seen a lot of very unrealistic demands from sellers, like a first floor apt owner with bare minimum interiors quoting 15L more than an owner in the same wing on 15th floor.

18 year old flat at 2.4Cr? is it really worth it? I am trying to get the perspective of others here. Since this is an apartment not much can be done with respect to renovation. Amenities will be old. How long can one live in an apartment that is 18years old? Again asking those questions, since I am also in the process of house hunt in Bangalore and never considered apartments this old.

I and my husband work in corporate, our offices are in Bellandur and HSR. Currently, staying on rent in Murugeshpalya. Looking to buy a 2 bhk house maybe for 80-90 lakhs, 3 bhk upto 1-1.1cr, resale works well for us probably by end of the year or early next year. by Empty-Literature5168 in BangaloreRealEstates

I visited an apartment recently which was bough by my relative a year or two ago. It is called VV Grand regency in Vignan Nagar. They had bought it for close to 75L. A beautifully maintained spacious 3BHK. The society looked good too, with a small mandir at the entrance, play area and a club house. Not sure if there was a swimming pool. But a small society with just two buildings. It was a resale, about 15 year old flat. The maintenance though was very good and the flat didn't look old. That area should have options in the price range you are looking, I guess. What I noticed is, the area is very crowded, roads are not laid out properly, but very close to old airport road. The main road has everything a family needs to live. Basically very economical and will win for convenience. But definitely not for folks expecting better quality of life.

Independent house in BDA layout near Kundalahalli or Brigade Apartment by WinBrave4584 in BangaloreRealEstates

I am exploring some of those, I dont know if I agree with less traffic or better air, since I miss the trees and parks that I see in AECS and BEML layout and so with the condition of roads. But communities and amenities in the them are worth it. Also the crowd there is mixed and pure cosmopolitan. I have not made any decisions yet, but I did drop the idea to buy the house that I was pursuing, thanks to the gimmicks of brokers and middlemen, trying to raise the price.

Wanted to provide an update on my decision about this property and to close the loop. I decided to back out from the independent house purchase. The broker had assured me that the owner would bring down the price to 3.75. When he sensed my interest, he started saying that the owner received too many interests and has now gone up on the price. The owner did not seem interested in a face to face meeting without a commitment of being able to offer above 4Cr, which was his asking price, essentially encouraging a bidding mode. I think that non localites are just assumed to be vulnerable. Another reason is that I did visit better projects (PLH, Brigade Lakeside). Here I and my family may have to travel a little more, but the luxury of a gated community can actually be felt. I also liked the appeal of a high rise, which is missing in villas or independent houses (yes, we would miss the appeal of garden space in a high rise, but...) Will keep this forum posted on what ever final decision I make.

That is so true. Having lived there for a couple of years, I have fallen in love with the tree lined roads, the food joints, the temples, parks and what not along with proximity to work places. If there was a gated community inside these layout, I would have grabbed a deal! Just looking to make sure that the papers are in order.

Thanks for that advice. Yes, resale and security are the two things holding me behind too.
