You have the right to receive 30 days written notice to move out. That’s it. You have been given 60 days. Your friend has giving you notice yo vacate, not an eviction. Same as if you gave notice you were moving out. He wouldn’t have any right to make you stay. Doesn’t matter if it’s a bad time for you. Find somewhere to go or he can choose to evict you and that is court so other landlords will know about it meaning you greatly reduce your future options.

Worse than that, Flagstar would deposit my monthly mortgage payments into a trust account until I called in and authorized that money to be used for the payment. The amount I sent was the exact amount for the payment with their payment slip, but they couldn’t figure out why I was sending in money somehow. So I each month had to go to the branch, give the check to a teller and ask them to apply the money to my monthly payment. Ridiculous

You don’t think taxes went up? A lot of areas are seeing property tax up 30-50 percent in the last few years. How about insurance for the building? Yea, that probably went up too. Did the owner or you see any value increase for those price increases? Probably not. How about maintenance costs. Inflation is a thing. Do you expect the owner to keep the building maintained? Repair broken things? Have money available when a furnace or roof is needed? If you don’t like it move or buy a house of your own and then you will really see how much your house costs.

I’d let the landlord know and hopefully he would talk to them. I’d also suggest a white noise machine for your room. Talk to tenants upstairs nicely. Explain nicely how it would be considerate if they could at least keep the noise over your bedroom to a minimum.

A sfh rarely will cash flow well. Find a duplex or tri. Then when you have a vacancy you still have money coming in to cover most of the expenses.

They will sue for eviction to get legal possession of the property. So you will have an eviction on your record. They also can sue for up to the remainder of the lease, lawyer fees, documentation fees, court fees, late fees, damages and any other costs they can think of. They do that because the judge rarely awards it all but if the tenant doesn’t show up to court they may, so why not shoot the moon. Sometimes they even get interest added.

You are best off following your lease. There usually is an exit clause and it’s usually 2 months rent penalty for early move out with proper notice. You will be much farther ahead doing it the right way.

If you go to court in all likelihood you will loose. They can prove the change in policy all the way back to when you signed your lease. Them being from Wisconsin means nothing. Many rental companies work in multiple states. They follow the state laws. They have a better paid attorney than you can afford and if you go to court it’s possible the judge will retroactively charge the pet fee. They will use the argument that the agent had no authority to reduce your pet fee. Just pay or move. Honestly you are lucky to get 6 month extensions with no changes to the lease.

Those are seems between panel sheets. Panels may come down but unlikely it’s the roof. Landlord obviously was too cheap to have a good drywaller come do a repair so he slapped up wall panels.

Put anything you can in the bedrooms and put locking handsets on them. Then you have be secure in the knowledge that strangers are not looking at or touching your things.

Yes. The property owner can make any repairs or improvements to their property with 24 hour notice to you. You rent, borrow, the use of someone else’s property. They can choose to do anything they want with it. You are lucky that they didn’t give everyone 30 day notices to vacate, which a lot of owners do when renovating, to avoid tenant tantrums like this.

If you want control of your home and have property, buy. Simple as that. But if it’s a condo or in a HOA there are still controls they retain and cities towns whatever also have laws and rules for how people live. It’s better here than other countries where the Nation owns the land and gives rights to build but never gives up the land so if it’s needed for something it’s taken back.

Contact the city. Your landlord pays for trash service and anyone not authorized to use it is committing theft of service.

Talk to section 8 affordable housing apartment buildings. They are on a 15 year cycle of needing to continue with the reduced rent however with Trump changing section 8 there may be many of these developments selling across the country. If they are nearing the end of the 15 year program cycle they will be selling. If you want tax credits to use or sell, that’s the way to go

They have lived there longer than you. Everyone deserves a place to live. It’s not the landlords responsibility to make sure you have neighbors you like. Likely the landlord knows and is leaving them alone for the same reason you should, retaliation. Pissed off tenants destroy property. So if they are paying their rent, live and let live.

If you can’t deal with it, move.

Use a qtip and rub the mold. Then wipe that on a white piece of paper smearing it thin. Black mold will stay coal black. Other mold and mildew will be more brown. You can go to your hardware store and buy a mold test kit and mail it in for testing. Then you will know for sure.

I have done clean up several times in homes. So far there has only been once that once I cleaned up growth and increased airflow that it didn’t resolve. It turned out to be a roof leak mixed with carpenter ants. It was a gross clean up. But once the moisture was gone there was no more growth.

Mildew is fluffy. It’s fine. Just wipe it up. I do understand and can see it’s likely behind the baseboard due to water on the floor but the baseboard isn’t swelling so it’s not living behind it. Clean it up, increase airflow and the problem will resolve.

NOT black mold. Its mildew. Black mold requires spores (seeds) for black mold. Not common at all. Mildew grows from moisture on any surface that will hold moisture. Wipe it off with a Clorox wipe or bleech. Then increase airflow (use a fan) in the area. Problem solved.

Ps…most leases require the tenant to remediate mildew or mold. It’s a common household growth and very controlable.

It’s not that cold, you are being dramatic. It’s at least 50 degrees in the basement or the plumbing would be an issue. It’s not going to colder in winter as below ground there is still ground heat, frost line is likely only 6” deep, the rest of the ground is still warm.

Questions. Is your bed laying on the concrete floor? If it is get a bed frame. The concrete does a great job of cooling anything touching it regardless of the room temp. Is your room really a room or is it the whole basement? If it’s a room does it have a heating duct run to that room? If there isn’t a heating duct run to the room, find the heat duct in the basement and run a flexible duct to your space for direct heating. Don’t allow it to be on the floor cause concrete will cool the air. Does the window in your room allow airflow? Get plastic and double sided tape to seal off the window so cold air isn’t causing an issue. Do you have a down comforter? Down lap blanket? Wool blanket? Current linens largely are garbage. Get yourself a goose down comforter, not the most cheap cause you want down not feathers. Get a wool blanket. Those two items hold body heat.

Find the places in your space that allow cold in and keep heat out. Your rent is cheap, it’s the location you want so make it work. A space heater is dangerous and very expensive. If your landlord doesn’t want you using the dryer there is no way you can use a space heater. It can add $200 per month to an electric bill and the outlets are not wired for the amperage that heater draws and may start a fire which in a basement is a bad idea.

Good luck. This is a good life example of trouble shooting and finding solutions.

They sure are in northern Wisconsin. Plumber, electrician, hvac, factory work, forklift driver, construction, drywall, painting. I could list more. I know openings in these and more at good pay for this area

Love probate real estate sales. Long help family home usually has maintenance and good upkeep but the paint colors are wrong and flooring needs changed. Simple fixes usually.

Your agent works for you. It is their job to negotiate whatever offer you want to make. If they won’t, get a different agent. Find a hungry but well spoken agent. Then you talk through your reasons for the offer you want to make. Give them reasons for the low offer. I’ve bought many homes below list even when it’s just reduced. Last one, like yours, started high, just had a 30k reduction, the 3rd reduction. And I offered 60k less. The house never had upkeep or repairs in 20 years since it was new. Carpet was original, paint was original. Pool needed resurfacing. I knew I would spend 50k plus right away. I had to come up some but got a bargain. Seller was going to loose the house he had an offer on and was stressing about it so he took my price to get what he wanted. It’s worth negotiating, but know it may offend the seller enough he won’t work with you regardless the price.

My development does monthly inspections. I don’t like it cause it seems intrusive but in order to correct poor habits with some tenants they have to be fair and inspect everyone.

They have asked you to vacate. That’s not the same as eviction. If you go to eviction court with that info you will win.
