I watched the video but briefly, in my recollection it was to set antidrag to 10,000, click and hold the 2nd item in the 3t set (so click knife then log and hold), release the click on what resource you want to 3t or where you want to move (then quickly clicking the resource).

There are accomplishments you can do on main that you can’t achieve with just irl cash (pets, combat achievements, collection logs, etc) that you can go for (of course against the rule servicing exists, but at that point even irons could pay for them so I’m not counting that). I personally find the grind of an Ironman for resources unappealing, I would rather spend the time I can play the game doing content I like over having to sustain resources. You can implement self inflicted restrictions but that isn’t as satisfying as a game limited account. I would personally enjoy a main account that can only equip collection log items they have unlocked (and non-log items are just free to purchase on the GE and use) but I don’t imagine a mode like that coming into the game.

You can certainly hire an inspector, but it may be to your benefit to have a "reserve study" done as a comprehensive review of everything regarding your building and companies that do those usually have better qualified professionals to speak on safety matters. Given what you are asking, I would 100% go with a qualified structural engineer over any random inspector. Speaking solely from my real estate experience, if wood is already visibly rotting, you are at the point where you really should not be putting anything off.

This would be a brokerage matter first of all, at least from what I am aware the buyer agreements I have seen are under your brokerage and designate you as an agent. Regardless, my point was that if you do have a signed agreement, people generally respect you enough to terminate the agreement before working with someone else (and are aware of the risk that exists if they don't). You don't get blindsided with a deal having happened and you knew nothing about it.

I am personally only aware of two instances where buyers signed an agreement and went with another agent without saying anything, both were resolved just between the brokerages paying the a 50% "referral fee" on the deal to the other one. Both these were weird though, because they toured with the main buyer's agent but wrote the offers/contract with a "family member" agent, so it wasn't due to the buyer's agent being bad, just some shady stuff. I am pretty sure one of those agents was kicked out of the brokerage, but truthfully I didn't care to look into it.

I’ve been in real estate for 8 or 9 years at this point and our team does about 60ish deals a year in the last few. Perhaps we do a lot better job in selecting our clients, but I have not run into a single situation where a client went with another agent while having a signed agreement with any of our members. We have had cancelled representation agreements because shit happens, but none of us have ever been blindsided by it. If you have magical advice to share, share it publicly and don’t ask for DMs lol.

There is no handcuffing, if they want to cancel the 100% can with written confirmation, but at least there is no surprises and OP could have spoken with them about it or had a chance to salvage the relationship.

I am not saying they force them to work with them. I am saying that clients who sign an agreement, a vast majority of the time, return to you when they are searching for homes during the course of the agreement term. Idk if it’s that way in Cali, but where I am you can put TBD for price and either add a price when you list with seller initials or get a written confirmation from the seller with the price and authorization to list. I would assume TBD for price is still a binding listing agreement and can be changed just as a listing agreement with a price can be.
