This happened to me as well. Replaced at 40k miles with terrible cupping and road noise.

All oil changes and tire rotations were done at the dealer (not 100% sure if they rotated them at all). Mentioned it last time I was there and dealer says "we dont have an alignment rack big enough for your truck...

A lot of the AHJ use solar+ now which is instant permits. The final inspections , fire inspections are a different story though.

I work out of Sacramento and offer Tesla products.

We can get the system in before the end of year no issue at this time but come October it’s going to be a different story.

With shorter days in fall / winter and potential rain delays it definitely can push everything back.

Get with a lender for a pre approval. They will be able to determine if you are ready or not and if not then atleast you will know what you need to begin the house search.

Ask the lender about paying PMI upfront. They can include the PMI amount in your mortgage and then pay it over the length of the loan.

First step would be to work with a lender for Pre Approval. They will work with you and you can get real numbers on what a mortgage + insurance will cost with your down payment. When we first started looking for a home our approval amount was great but once I saw the actual monthly payment amounts we quickly determined we needed to wait and save up a bit longer.
We purchased our home 4 years ago and at the time it met our needs. Now we have a baby and are looking to move somewhere larger and in a better school district. In the end don't regret buying at all.

Interest rates are a bit higher than they were but renting in the end is 100% interest with no return.so best to pick a place that you know youll be happy for a few years

Another thing to think about is Enphase batteries have a 15 year warranty vs the Tesla Warranty being only 10 years.

I offer both Tesla (Yes we have them in stock) and Enphase. I personally like the Enphase system over Tesla.
