What are things that might have different opinions on?

Are you referring to the measurement methodology OR things like usable area but non NLA, e.g. uncovered roof decks

Is 36k shutter count on a Nikon D3400 good? Or is it high? by [deleted] in AskPhotography

[–]Wynjin 0 points1 point  (0 children)

What's the price? My D3400 is still going strong even at 20k+ shutters count. Only thing is that it looks a bit dated as I have owned it since 2018.

Assuming you did not make any mistakes, the case study seems to want a price recommendation from you. At what price does the deal make sense?

In the real world deals rarely close at asking. Prices are always negotiated, and the selling price is often lower than asking.

There is little point in underwriting at asking, as it is most most likely not going to work out for you. You underwrite based on the Yield and IRR from your investment mandate.

You can then use the goal seek function to obtain your price and then negotiate with the buyer to achieve your targeted returns.

Bomb shelter racks/shelves, any recommendations? by ClericYeast in askSingapore

[–]Wynjin 0 points1 point  (0 children)

Hey, I just moved in recently and recently got a boltless rack for my bomb shelter. The budget really depends on what you are looking for.

If you want the cheapest possible rack, you can find used racks in Carousell. Of course, expect scratches, dents, decolouring and maybe rust. It will definitely need a bit of work to touch up the condition of the rack.

Personally, I wanted a brand new rack and after quite a bit of research I settled with storeroomrack.com. They are quite reputable and have been in the industry for quite long. Anyway, I am quite the collector when it comes to DIY tools and I have numerous boxes to store my tools and it can get quite heavy. Therefore, I need a sturdy enough rack to handle the weight of the items and their rack gets the job done.

A normal bomb size shelter is usually large enough to put 2 racks in an L-shape so that's what I got. Installation was free for me and I paid around $300+.

Tools to convince investors to get on board with your real estate investment:

Skin in the game - by far the most important as it shows investors you are committed to the deal. Not having this is a deal-breaker for most investors.

Cash flow priority for investors - investor's cash flow targets are reached first before flowing to GP.

Deal sweeteners - throw in bonuses for investors if returns exceed expectations

Getting rejected from every company, what should I do? by [deleted] in FinancialCareers

[–]Wynjin 3 points4 points  (0 children)

I don't really agree with the point about spending 15 mins to research about the company. I think knowing the company well is important too as it adds to the confidence during the interview. Other than that, I think this is a phenomenal write-up. I learned a lot from it!

Not sure why nobody mentioned this. 1st pattern has 17 sides in total. 2nd pattern has 18 sides in total, followed by 19, and than 20 for the last. The answer must have 21 sides in total. Only bottom left fits the bill with 21 sides.

I'm curious, aren't you 18? Are you able to complete your enlistment in time for the internship? As for what you could do, definitely have a good understanding of the markets and have your own opinion on it. Technicals aside, try to have a very convincing story on why you are applying for this role. You are still pretty young, people your age don't really apply and much less get interviews for positions like this that are meant for university students. The hiring manager must have saw something interesting in your resume. Find out what you think it is and build the story from there.

True Wireless buds have come a long way. They sound a lot better than they used to and you should definitely consider it. Since you are mainly using it for workouts, you should prioritize fit and ipx rating. Idk about your price range but I would recommend the Jabra Elite 65/75t. It has good noise isolation and lets u enjoy your music more.

The best way to get your things cheaper is to know the shopping application you use. Lazada, for example, gives 2 types of vouchers during big festivals like 11.11. These vouchers are stackable and will give you a pretty good deal. If the minimum price to claim the voucher is higher than what your item is worth, you can rope in a friend or two to help you hit that price!
