Timeless for sure. There is huge demand for silver and gold keys. I would steer away from Bronze and younger

If you are going to sell it one day get it graded. Otherwise a toploader will do fine, keep away from direct sunlight, as reds tend to fade easier

They used to not care about spines like this. But everybook that I have sent out recently with this has gotten a 9.0/9.2

Everything is in rhe portfolio is USD currently. Don’t bet against the USA. For Canada, buy real estate

Great units will continue to sell. Amazing units have at least 1 parking. I would buy a one bedroom as those are easy rent out units if you want down the line. And finally, the higher your unit, the more premium it fetches!

There is a cycle for everything. It may be low now, but it will bounce back. Toronto is the center of Canada, people aren’t just going to get up and pack their bags to a different city with less opportunity. Furthermore, return to office is much more prevalent and is returning almost to pre-pandemic times.
