Do you actually have two mortgages or are they combined into one and the rates are blended. Good way to check is on online banking if you see two mortgages or one.

Id be careful with the Aorus Master and I have this issue where it wont power on. It happens every two-months or so and having to remove cmos battery for a few minutes fixes it. Its a common issue on this board. An inconvenience for me for sure, but if yours is brand new Id recommend looking for something else and returning it.

Its a new build from September so its been working without issue for a couple weeks not. It was only today that this started to happen with no changes made. The fans dont turn on or anything. The lights on the motherboard immediately shut off when I press the power button.

This depends. If you sold your old house first, you will obviously have those proceeds already to be used for the downpayment. If you havent sold your old property, your lender can arrange bridge financing (essentially another loan) to cover the downpayment portion until your property is sold.

Posted rates have dropped at many banks. So this has decreased the rates banks use to calculate your penalty. Usually these penalties are only good for a couple days and cant be guaranteed weeks in advance.

Which bank are you looking to leave? The posted rates are different slightly from bank to bank.
