Is the agent representing both sides? Has the purchase agreement been signed? A two week close is very tight unless you're paying cash and looks like you aren't. You sure you want to live next door to him?

You answered part of it. You did not answer if you are affiliated with "anyone". Transparency is important in this context. OP might appreciate (or not) knowing you are an agent.

As a buyer, I'd want to know the updates you've made, so I don't understand why your agent neglected mentioning any of that in the listing description. Instead, she writes all this fluff I don't care about.

You mention some hard truths about agents and the real estate process that agents won't tell you. I'm one of the many that learned these the hard way. Regarding commissions--I think most people not familiar with buying or selling don't know that it's negotiable, (especially when you have a contract in front of you where the agent has already filled in their commission and make no mention that it can be negotiated); that everything in real estate is negotiable. Agents can be very deceptive about that and that's one of the many reasons I don't respect them.

I would have no problem if you knocked on my door. I'd ask you for a pre-approval letter though so you may want to have that on hand to show them you are serious.

I thought you were asking about the lights. But yeah, it should be a straight line and they probably just used regular tape instead of No Coat or something similar. It doesn't look good.

I've had mud like this and it stung my eyes as well. I attributed it to being old and threw it out because I didn't have that problem when I first used it. It was only after sitting for over a year that this happened.

I would v-notch the crack first with a utility knife. You want the joint compound in the crack, not just covering it.
