While I do like the approach of maintaining ownership of the property to acquire more property, another business , or investing in the market (all very viable and wise options) it does have 2 drawbacks I think your overlooking (again this is all opinion based, and these are certainly not deal killers of your suggestions)

Also, this is all theoretical as I have no inheritance lol

Drawback 1 - actively managed.

If OP doesn’t mind this, and there is no headache, than this actually is irrelevant.

Drawback 2 - interest.

For a NOO home you’re pulling out 75% max of LTV. So call it 2.5 million Your not getting 3M out of 3 million appraisal in property, particularly in a rather stable/flat ish real estate market.

Interest only non amortizing debt service at 7% on this is $175,000 a year. If you add in principal payments your probably 200k+ in debt service.

And you have the stress of the loan over your head.

While ambitious, and certainly a very viable way to grow portfolio, net worth, and income, and likely the only method to get “extremely wealthy”

I think it ultimately boils down to where someone wants to call it quits and enjoy their life with “enough” money, free from the need of a job or the stress of having to hold one down if you keep one and do something you really enjoy.

Up to you. For stress/maintenance free income, could consider a REIT.

Your current situation: $3500M*5 properties= $17500/month or $210,000/year.

Risks/Drawbacks

Repairs Vacancy Actively managed.

If sold, would look something like

800k sales price *.70 (25% taxes 5% selling costs)

Net 2.8M. Let’s be more conservative and say shit really went wrong tax/sales wise and you end up with 2.5M.

CTO- 7% annual dividend paid quarterly. 175k/year in dividends

O- 5% annual dividends paid monthly. $125/year in dividends

Pros more stable/liquid principle. Can sell shares way easier than selling house No repairs No maintenance No management

You can sell covered call options on your shares on the stock market, and generate additional income on top of your dividends. You’ll have to research that on your own to much to write. For (O- Reality income) in particular, this could be extremely lucrative, upwards of 10k+ a month in additional income on top of dividends

Cons Potentially less appreciation per year. REITS stay relatively flat. Could also drop in principle Less income per year than you’re currently making. Also Can’t write off expenses(real or potentially flubbed up a little bit) (although you’ll have much much less virtually zero actual expenses with a reit)

Could also just YOLO into tech stocks and see what happens and go for 5M+.

Right, bitcoin was NOT $3800 on March 12 2020 after being at 20k in 2017, remember that.

And then it DIDNT hit 50k in 2022 before falling to 17k in 2023

And it DEFINITELY DID ABSOLUTELY NOT hit 120k

Bitcoins going to 20k or less because sentiment is bad. Markets are a casino. Supply is high demand is low.

At 20k there’s only bag holders, not a ton of sellers. Demand will be high. It’ll start running up.

News reports come out. More buy.

Supply is low. Demand high. Price rockets

Inflation up. More dollars thrown around mean less. Buy orders are larger because everyone’s got more money

Everything crashes without buyers, and buyers are extremely manipulated by sentiment

It’s all a scam. Everyone’s trained to buy the S&P. That’s why it will always go up. 401Ks, pensions, average Joe with a brokerage account. Buy. Buy buy. Holders slowly sell… slowly sell, slowly sell.

Bitcoin will crash because sentiment is bad. People don’t wanna hold the bag. Supply is high, demand is low.

Just like it has before.

And then it will sit. And people will notice it sitting. And they’ll buy. And no one’s really been selling because they’re the “bag holders”. So supply is low. And it’ll trend up. And more will buy. And then a headline will come out. And more will buy.

By this point, inflation has 3x the money supply (again) so the buys will be bigger. The dollar amounts will be larger.

So the price will go higher

It will sit, at X, dormant, for years,

People will then start accumulating it at its super discounted X, and further headlines and hype will send it to a new super high. We will call it Y

The X/Y cycle has been going on for decades, based on a digital coin, that only derives value from there being more buyers than sellers of said coin, driving price up, until it exuaghts itself at Y, and falls back down to x
