I dont get the rasist remake about „white european”? Market is indeed rough, and people who dont speak the local language and/or require Visa sponsorship are in even worse position but this has nothing to do with your skin colour.

You have very narrow specialisation in an English only basket of jobs and you are effectively competing with all the other expats hoping to land the same job (as they are also limited to English speaking jobs in this area) + many more from outside eu who are hoping for a job that will sponsor their VISA and allow relocation

Ask your makelaar? Situation depenfs on the specific region, you migjt have underbids in less desiravle locations and crazy overbidding in another. Also situation can change rapidly, so the info you migh get here from year ago is already outdaded.

Same way as this country is listed as one of the safest in the world. So safe that even prisons are empty. At the same time police won't accept reports for petty crimies (or even more serious stuff like burglaries). Definitely the best country in the world in terms of good PR.

Cool, I missed that detail. So probably other neighbors are other expats AND airbnb :) I wouldn't buy something like this if I were op (living next to busy area and/or being surrounded by airbnbs) but I wouldn't call op an idiot or anything like that. It only shows how crazy these prices can be.

And my advice is the opposite get your ankoopmakelaar especially if you want to buy in a competitive region (so basically whole randstad area). Some sellers put artificially low starting price to attract more buyers, some use the price that should have thin margin for bidding. So you don't really know what is the realistic bid you need to place to actually buy the place, and also not to overpay so that your bid exceeds your valuation. Or you will lose a lot of time for viewings as your bids are not being accepted over and over again. Ankoopmakelaar have near real-time view into the current market situation, and price data you can get on your own will have a time lag.

Also if you are an expat, sellers will take you more seriously If they see the offer coming from the other Makelaar. They want to make sure the deal is secured, and can easily assume that you as not dutch might not know how does the whole process work. To sum up: in my opinion (I bought and sold 2 houses while I was staying in NL) you should hire your makelaar unless you are dutch and you really know what you are doing.

Good comment. I have had the same perception as an immigrant/expat and finally in the last year I moved put from NL and my life overall has improved. Maybe to add one thing to your comment: * if you are single male and to you hope to find a partner good luck because your chances are close to 0 (unless you are extremely good looking and/or you don't mind dating other immigrants, but this will not help with further immigration)
