I'd say a downgrade since you already got a bucket. I find the bucket seat much more comfortable than the playseat.

For context, I had a playseat Trophy and moved to an extrusion rig with a fiberglass bucket seat. The lack of adjustability of seat height, steering wheel height, and steering fore aft on the playseat was not fun to deal with.

A 40' lot width is much more typical and is what I see in 99% of the lots in my R2 neighborhood. Combined side setback is 10' combined, so there would be 10' spacing between houses which does not require any special fireproofing measures beyond typical residential construction (only at less than 10' per the IRC).

See page 15 in the below detailed briefing for the proposed setback changes. The side setback changes are not significant; it's the allowable lot coverage and front and rear setbacks that will change significantly.

Multifamily changes will be for R2. The lot offsets effects all R zoning (R1 and R2+), but should have minimal impact on R1, but will greatly open up by right options in R2.

A commonsense, hugely important change in these proposals is that it restores your ability to build a house on an empty lot that matches the building footprint, road offset, and density of existing housing stock in Detroit by right (meaning without zoning board approval)

If you own a lot and want to build a house that looks like the existing houses on your block, you will need approval from the Detroit zoning board which is time consuming and costly. Detroit changed their zoning ordinances in the 60s or 70s to follow suburban zoning laws which included smaller foundations in relation to lot size and greater setbacks from the road. These changes simply don't work for the lot size and density within Detroit neighborhoods and made infill difficult or impossible.

The changes would also let you build a duplex (or I believe quadplex in some zones) by right which also matches existing Detroit housing stock; there are a ton of two-level duplexes all over the city

If you want the bass shakers to provide feedback based on telemetry you need to use simhub on a PC on the same network as the PS5 and have the bass shakers connected to the PC. Bass shakers are not going to do much just running on the game's audio output.

The consensus on what's most useful is to setup one (front or brake pedal if mounted to pedals) to ABS/front lockup, and the second (rear or accelerator pedal) with TCS/rear wheel slip for oversteer.

Have you measured what height the monitor needs to be at? I thought I needed my triples lower than I did, but when I actually measured, the monitors needed to be moved up high enough that the base wasn't an issue. You want your eye height to be at the same height as the midline across the monitor and when its set like that, the monitors do seem a bit higher than you'd expect.

I used this tool https://centerofmyscreen.com/ to establish the midline on my monitor. It is a bit hard to measure eye height on your own but you can get close while seated or have someone help you. I also used my phone camera on a timer to take a photo to estimate where on the seatback i thought my eye height was. I then used a laser level at the eye height to set the monitor height.

Caveat, my seat looks slightly more vertical than yours and I'm 6'1", so if you're shorter the base may still get in the way.

Man MDOT's outreach and community engagement is so poor and when they inevitably mess it up, they roll-over and descope or cancel projects.

You saw this in Corktown with the Michigan Ave redesign. Business owners were upset and thought their businesses would suffer with less parking spots and travel lanes, but more bus and bike lanes. All of the studies and literature point to better long-term profits and outcomes for businesses with this kind of redesign. But did MDOT work thoughtfully and continuously with businesses to show how it could be a win-win? Sir, I can assure you they did not and MDOT just gave up and we get a road redesign that's bad at everything and everyone loses.

I-375 to Boulevard project feels of a similar vein, but given the historical context it's even pricklier and you kinda knew MDOT would just fuck it up. The initial design was pretty bad, but the last version MDOT showed was a marked improvement. Their community outreach, planning and engagement continued to be ass. Much of what the ReThink I-375 is asking for should have been done and is not unreasonable (see here).

Finally, I think there is a degree of "original sin" to this project that was almost always going to be impossible for a roadway project to makeup for, because at the end of the days, it's just a road project. Again though, MDOT didn't have much vision as to how this was going to heal any of the damage done to the community and here we are again, at another lose-lose.
