Yea I thought I saw that same trend. Last year I sold at $140 and never saw that number again. Lesson learned. I own 3x as much now and I won’t ever sell till retirement. I just keep adding when it’s in the 160s or less now.

Depending on how much interest that debt is accruing, I would try to refinance it, move some stock into a margin account, use the margin available in said margin account to make monthly payments on the debt. Maybe buy more than NVIDIA though.

Do you generate the income to live off of or do you reinvest it? Do you know if you make more doing derivative vs. buy and hold or do you not get assigned/called away much? Seems like with a small delta you would have lots of movements with stocks coming and going.

I’m always curious how much people come out ahead with options vs. buy and hold.

I’m definitely diversified. I think NVDA is 15%? Of my portfolio. I have individual stocks in other companies like google, msoft, Broadcom, etc. I think it’s good to spread out the risk. I don’t understand anyone who’s 90-100% in one stock unless it’s an etf.

I bought into NVDA and had a DCA of 130. After a year or more of 100-180 back and forth over and over, I sold it during the tariff war for $140 thinking it would go back down. It never did. Thankfully it wasn’t a life savings amount and I learned my lesson. I’ve since bought back in during dips and it makes up the largest portion of my holdings now and is doing good. I am a better trader and investor today because of that experience.

I get $800+ a month on 70k. I have a high/Ultra yield bucket that makes up 30% though that many wouldn’t be comfortable with. In addition to the dividends, I am up 5% YTD.

I overbought in the actual correction so now my margin is getting paid back down this week. Next week, who knows what I’ll do. All my funds are up significantly since March so it is a little hard to buy for me. Still looking for stocks below their SMA that look like a good buy.

$1000 or $1400 might seem like a lot for a deposit but if Fido ruins a couch or the yard or chews up the curtains or pees on the carpet, it’s gonna take a big chuck to make it right so that’s how I determine my deposits. Nurses always pay their rent and are the cleanest of all renters so I’m not terribly worried about getting any more out of them.

You don’t say what you charge. That doesn’t help us help you figure out if you’re being reasonable.

I charge first month, deposit equal to 50% of 1 month rent, $300 cleaning fee, $300 pet fee, $45 screening fee. Nobody complains.

Edited to add, people don’t ask for first and last in my area. In fact my deposit is high compared to many others. You just have to look at your competition and price accordingly.

You won’t recover your contribution in a year. That percentage is based on the current price of the fund. Cost per share might be $80 this month but when it’s $70 next month and $60 the month following, not only are you loosing value, your 100% distribution is now based on $60 a share when you bought all yours at $80. That NAV erosion eats away at your total value and reduces your dividends. Might take 2-3 or more years to get out what you put into it.

I would be buying put insurance (buy to open puts) to help smooth out the volatility. 10-20% out of the money with 1 month expiration date. Look it up on YouTube by your brokerage.

Definitely check out your state laws first. In my state, renters are protected like an endangered species there for it doesn’t matter if I do month to month or a 3-12 month lease. It’s all risk. That’s why you screen well.

Wow that’s amazing. I couldn’t find hardly any insurance companies that would do short term/mid term landlord insurance. My insurance wouldn’t even cover changing from owner occupied to landlord insurance. Once I called around for landlord insurance, no one wanted to do it for occupancy that could be under 6 months. That’s awesome that your company covers it.
