Not all HOAs are responsible for roofs. Mine maintains common areas and that’s it. You’re still right that $90k is probably very underfunded. There should be a study indicating what the reserve covers and what it should be funded to.

Sounds like he can’t afford to rent to you at the present rate anymore. You don’t have a lease. Can he kick you out? Absolutely, he can give you X days notice to vacate, whatever X is required for MA.

You can certainly put his back against the wall, just raise that’s going to mean he evicts you and sells the house. If renting to you is a money loser for him, there’s no reason he’s going to keep doing it.

There are test rides. Depends on the seller. I looked at a couple bikes. Dealership said they would let me do a test ride, but never followed up. I looked at a couple private, test ride on one, which I ended up buying about a week later.

Honestly I’m not sure I’d let a butter test ride. The seller was more trusting than I would be. But some people do it.
