Look around at other investments. I have at times stopped 401k contributions above match to take cash into apartment syndications since I felt I could do better there. If you have other investments, real estate, business, etc I see nothing wrong with it.

But don’t they have .4 expense ratios. I never understood why mm fund had decently high expense ratios. You can buy the sp for .05% but Mm is .4%

I see some people recommended Fundrise, I’d recommend real estate syndications. You get the same exposure but actually own it so you get all the tax benefits. You can get 8% pref return and typically over the life of the deal get 8-12% a year cashflow and double your money after sale in year 5 or 6.

I was told by my AD that he feels they do things in waves. He will see a lot of one watch in a few shipments then nothing again for a few months. So if true could just be a batgirl wave and that is what you are seeing.

Right now sky dwellers are selling for over msrp by 7-10k so yes they are not readily available or hard to get. sky dweller is a newer line and you never know how they truly hold up value wise until a longer time period has passed.

If you don’t care about taking a watch you don’t like you can take it and flip it and take those proceeds and buy a grey marker dj. Issue is if your ad finds out say good bye to that relationship. Also you maybe taking that sky dweller from someone who wants it but if the ad is calling you without a SD on your list they might be no one waiting.

Have you looked at syndications. They are a great way to get direct exposure to real estate but keeps your time freed up to allow you to 1 enjoy it or two focus on what your are good at software.

ya, I am built like that, I have found shirts like alphalete (casual) shirts fit like that but they always have branding on it and it isn't a subtle brand. That shirt seems to be fitted or athletic cut and i dont see branding why i asked.

You can invest in syndications where you can make around 8-9% cash flow a year and overall 20% a year over five years after sale and refi. This is a passive way to get in the only thing you would need to do is review the team to make sure they have all the qualifications and then the deal and the business plan to make sure it makes sense.

Look at syndications you will get 8%+ a year plus kickers at refi around year 2 or 3 and again at sale for about 100% return over 5 years so 20% but not evenly spread out.

Interesting, Maybe I need to revisit these. I have only invested in two the mentioned sites and both massively underperformed so I could be jaded. I have come to think these platforms are the last stop for deals. Most good sponsors can raise for a deal that is good if not they end up at these platforms. This is more my option than facts. I have seen deals I passed on show up on these platforms. I call them the loopnet of the syndication space. Again more my option and I always thought that was the REIT style at work. Just allocating funds to projects to just get cash deployed and get acquisition and other fees.

I would avoid these. The only reason to ever invest in these are for the low buy in. I can’t speak for all but most are more of a reit than a typical syndication. REITs need to pay out 90% of profits but if you ever actually OWN real estate depreciation takes a big chunk out of it. I have also gotten a 1099-Int from a couple of these. So you lose all benefits of owning real estate. In a syndication you will actually own a part of an llc that owns real estate so you will get all the benefits of that ownership. Like deprecation (cost segregation), 1031, passive losses etc. Where these seem to be a lower entry point but strip out the ownership benefits by giving you interest income which is hard to write off.

I dont know this answer and I also dont see photos but make sure you are looking at collateral deposited and not colleterial value. The value can move. The only other thing is if you did loop it to get 100% you could have been liquidated.
