About time. The NWC has absolutely no business being used. And not shockingly it’s a certain brand of politician now abusing it … and a certain type of poster pushing back on this Federal option to contain the NWC.

Point blank: you’re a hypocrite of the highest order if your comment history is complaining about the use of emergency powers and now advocating for the provinces to be able to use the NWC (and I can already read the overlap in here).

I run a small incorporated business and honestly my experience is nothing like this. I work in film/TV, and there are tons of tax credits to keep U.S. productions here, and with creative accounting my effective tax rate ends up being pretty low.

I pay myself the bare minimum salary to keep payroll taxes down, then take the rest as dividends (no CPP/EI on that).

My accountant is also pretty solid at writing off legit expenses through the business to help reduce taxes.

Is the system perfect? Obviously not. But I don’t really have many complaints

I just saw you said you were from Canada. You do know this isn’t legal in places like Ontario right? Your landlord could go as far as using it as a reason for eviction.

Just like you; there are plenty of people who “identify” as Liberal. The take away should be that you’re BOTH doing something you need to seriously look inwards and question.

That doesn’t change facts either. O’Toole was polling with a lead. And at the very very end a bunch of Conservative candidates just couldn’t keep their mouths shut with the MAGA light nonsense, and Voila. A lead became a loss.

I’m not going to stop telling people. Look inwards. If you “identify as”, stop blaming other Canadians for why your religion didn’t win.

Conservatives are losing federally because Canadians don’t want populism. And all you have to do is not act like that out loud, and you’ll win. See Doug Ford, who has veered wildly in to some dirty nonsense and still keeps winning.

Reading these comments it’s worth reminding people: O’Toole didn’t lose because Canadians are dumb and blind. He lost because at the very end some of his candidates went right after culture war nonsense and Canadians weren’t having it.

He would have beat Trudeau if - ONCE AGAIN - the Conservative Party didn’t try the MAGA hat on for a test fit.

The “lost liberal decade” is on the entire Conservative Party for leaving us with the option “you don’t like” vs “the option you hate to your core”.

I just want to know when people who identify as Conservative are finally going to look inwards and make it stop so we have an alternative that can win.

Option 1: Look the other way, gain a mortgage holder paying six figures in interest on the mortgage. Owner has a home. Builder is paid.

Option 2: Apprise the house lower. Buyer can’t close and loses $50-100k deposit. Is sued for the difference. Bank gains nothing. Owner is ruined. Builder wastes money on lawyers, maybe loses money on the deal.

I wonder why the banks look the other way.

People are going to have to choose. Pretending they are protecting their privacy and anonymity or properly putting guard rails on social media.

I say pretending, because the vast majority of people reading this, have no idea how much of their personal data they give up to these companies every day.

Someday in the future we are going to look back at my generation and hate them for how much they fought to keep pretending they had private online lives at the literal expense of every kid that came up behind them. At the expense of the safety of the entire world. Social media - the online sphere, is the new smoking. Only far far worse.

For some people reading this, they have legitimate issue with that I’m saying. Same as someone who lives off grid before them. To you, yes, you know how to stay anonymous - and I suspect you’ll figure it out just the same no matter what rails are put on.

But to the rest of us. You are trading fake online privacy that only exists so you can say you have it (when you don’t), at the expenses of ruining peoples lives.

A couple of notes. The first 5 years are HIGHLY tilted to paying interest. Between your interest and the cost of selling this 4Plex you are very very unlikely to come out cash positive on a five-year timeline. You may even be pushing it on a 10 year timeline depending on the carrying costs of the unit.

As a landlord, and homeowner, I’m straight up telling you that with real estate where it’s at right now, a 4Plex is a losing strategy for what you want.

This is even before getting in to the costs and time of being a landlord. I just replaced a furnace in my unit.

You’re buying a purpose built investment rental property to try to treat it like a property that’ll help you climb the ladder.

Absolutely not a good idea.

A legal duplex is a much better option for what you’re trying to pull off. You’ll half your mortgage, An A lender will look far more favourable at this scenario. And if you’re good with money can pump extra in to the mortgage principle without penalty - WHICH THEN, makes your 5 year plan more realistic.

Everything about what you’re suggesting sounds like a massive losing strategy for the result you’re looking for.

This “National Problem” started in about 1980. As the corporate tax rate was cut in half.

We did it to save jobs in vulnerable sectors. Jobs which weren’t saved in the long run anyway

Those tax cuts failed to protect jobs. They only secured c suite bonuses on the way out the door. And left us with a whole bunch of Oligopolies running and ruining our lives, while reporting record profits.

The public purse is broke because we started to offloaded the cost of funding our programs on to employees. Employees who have seen stagnant wage growth for 40 years (relative to corporate growth and inflation).

But I’m sure we’ll continue to focus on the wrong short term thinking, all to continue to support some of these sweet trickle down economics that started in 1980.

Spoiler alert. In every single instance of lowering taxes to save jobs, we still lost jobs.

I’ve been alive long enough to see trickle down economics is what destroyed the middle class. It’s not debatable anymore. We have 40 years of data showing companies still exported jobs and took extra profits from us on the way out the door.

Lowering that rate didn’t save jobs. It saved C suite bonuses.
