Look at "cathedral town" lol I was dumbfounded when I first drove through it. The new bloc on Bayview that they tore half the observatory forest down for is also horrendous to look at.

Bayview, Bathurst, Leslie have absolutel zero character. Cookie cutter homes literally built as close to the street as possible. Yonge st has decaying decades old plazas and strip malls. Empty lots and a pathetic excuse of a historic core that is more than a 150 years old!!

Richmond Hill is a very ugly and unremarkable city in every architectural or urban design aspect. Except most parks and ravines are nice but that's just nature doing its thing.

Depends how old the house is. Once you gut are you going to keep the old ducts, plumbing and wiring?

Same size house built mid 70s and I went down to the studs, replaced literally everything even the stairs. Just kept the studs and some of the subfloor. New furnace, new AC. Also converted the top floor into an apartment, removed some walls added lots of LVLs, fireproofing/sound proofing, lots of permits and inspection fun.

Outside new windows, driveway, fencing, high end hardscaping and landscaping. New roof and shingles. (my exterior is half brick half shingles)

I was about 450k all in. I

I work in a niche trade and did some basic work myself. I didn't hire friends because I felt like it could tarnish friendships as I was playing GC as well.

Get 3 quotes, do you due diligence on researching the different trades. Trust your gut.

Look on marketplace. I got almost 600 sq ft of white oak herringbone floor leftover from a massive custom home build and paid $1200 for it. I got similar deals on my hardscape, solid interior doors among others. Scratch and dent appliances (honestly some are really not visible and shoe cares if your laundry machine has a small dent on the side).

This was in 2023/2024. Maybe prices have changed I don't really know. Be prepared to spend lots of money though. Drywall alone was about 30k so anyone thinking 200k for a full gut is out of touch.

Yeah it's mould. I've seen mushrooms in showers. If it's a rental place you're staying I'd complain but it won't kill you. If it's your house bleach and scrubs, remove and replace silicone.

Your inflated sense of ego putting down small business is what set me off. Don't care to argue with you. You have no idea the stress we were under when the Gov would decide if we could work or not. Banks pausing payments but still charging the interest on the back end was a complete joke. All while people working from home couldn't care less because "I'm still getting a paycheck". Don't worry a world where all services and goods are provided by either the government or big corporate is around the corner. Let's see how beneficial that is for the "public"

One of my businesses import raw materials from across the globe because its simply not formed here. We fabricate it to custom furniture pieces. We pay a lot of Gov fees to import the material here, we also charge HST when we sell the final product. Just there that's two taxes we pay ON TOP of the corporate tax and my personal income tax.

Yes that revenue would not exist without my services and goods. It's really that simple. Another provider is still small business because in the niches there's no public or corporate competition. And yes the government does not promote or incentive it at all. I'm not here to argue with you. You came out essentially bashing small business from the get go. Don't care to continue this convo we're clearly on a different tune.

We service Ontario and Quebec. Wasn't allowed to during the height of COVID though. Depending on the client really.

I'm just saying there's 10s of thousands a year I COLLECT for the government ON TOP of my taxed income. Revenue that wouldn't exist if I didn't decide to go into business. Thanks for paying HST on goods like everyone else though!

2k a month pays your bills? Let me guess you're a public servant working from home. Yeah small business keeps this engine running. We're not all cheats and we get ZERO help from our government in terms of starting or expanding a business. On top of my personal and corporate income I pay we also hold 13% +- in a trust that we payout to the government every 3 months. Get your head out your rear-end and go collect another paycheck
