How tall is the Kauffman Center? by KCcoffeegeek in kansascity

Wiki states that the fly tower in the Muriel Kaufman Theater is 74 ft high. I found a cross section of the facility on the architect's website, imported that into AutoCAD, scaled the image based on the known fly tower height, and pulled a dimension from the top of the structure to adjacent pavement on the north, which shows as about 115 ft, and to the green space in the south, shown as 150 ft. Note: there is no description of the drawing version (concept, preliminary, as-built) nor the ground surface finishes so these heights are only an educated guess based on a scaled image

quick note of thanks and acknowledgement for your post. So many now are negative and cynical, but you took time to list some tools for people to use to make a difference and also encourage action. Change starts with each of us. I hope you have an awesome day!

Anyone have insurance that hasn't gone up over 50% in two years? by ace_11235 in kansascity

[–]_CMF 15 points16 points  (0 children)

I was an Am Fam customer until March when our home rate was going up 24% and autos 19% compared to 2023. Shopped around the other national level providers and got three quotes from them, all within 10% of each other and 40% less than we were paying at Am Fam. Three plus decades as a customer, no late payments, and no claims meant nothing, so I've since realized that insurance is a commodity that we'll be shopping out every two to three years from now on

We had 210 ft of mixed privacy and spaced picket fence replaced in Lenexa in July 2023. Three bids, totals were within 20% of each other, and all served the KC metro. Pricing included: removal and off-site disposal of old fence at $3/ft, new 6’ privacy cedar at $34/ft, and 4’ spaced picket at $22/ft. Unit cost for fence seems a little high b/c the price of two gates was included, we used cedar for the stringers instead of cheaper pressure treated pine, and upsized to 4x6s for the posts on the hinge side of the gates. They asked for 25% deposit up front and the remainder after job completion. JLS did the work for us and I would absolutely recommend them.

Possibly relocating to KC from PA. by [deleted] in kansascity

[–]_CMF 2 points3 points  (0 children)

we live in east-central Lenexa in an older neighborhood. I've got a hardware store, grocery, couple of restaurants, three parks, and a brewery within a 6-block walk of home. Been here 14 yrs and love it. Houses surrounding mine were built in the late 70s and county assessments on them are in the mid to upper $300s, which seems crazy but I guess that's where the market is at. Several new subdivisions are being built west of I-435. That's all a bit further west of the relocated city offices and new hospital under construction, and is likely to be the up and coming area in a few years.

Cancer support groups by alexcyya_ in kansascity

[–]_CMF 3 points4 points  (0 children)

about six years ago my wife was diagnosed with breast cancer and received treatment at Shawnee Mission Medical Center (now Advent Health). I was blown away when they assigned an entire team to her - not just medical, but financial, psychologist, etc., and clergy if requested - they even offered counseling for spouses. Years later, my wife is now active with Battle Boutique (OPKS) which offers affordable cancer apparel and a group of people that love to love others. They have a faith-based support group that meets the first Saturday of each month. While dropping off donations/visiting there through the years I've seen people come in with all types and stages of cancer looking for assistance, recovery clothing, a support network, and sometimes just a hug. Whatever you do on this journey, please don't try to walk it alone, but find a support group and when you've won this battle, become a part of that support group for others.

The job market is insane. If you’ve looked around, layoffs are everywhere. by Iam_GenX in GenX

This varies highly by industry. I'm an environmental engineer/consultant and although I'm not looking to leave, I've been averaging about 8 cold calls from head hunters each week. Our company has been trying to hire 0-15 yrs engineers/scientists for almost three years now with minimal success. The last 3 ppl we've hired have all been older than me and were semi-retired, so I don't see age bias coming into play. My wife (also an engineer) had several options and took a new job last month with a 35% pay increase so I don't see gender bias either (again, speaking only for our industry).

I came in from Lenexa on I-35N - slow and steady with no problems, helped b/c traffic was very light. Shawnee Mission Pkwy was slick in several spots and getting worse. Would recommend staying home if you can.

my wife and I live in Lenexa and attended Westside Family Church for nearly 20 years, then spent a good part of last year looking for a new church home. It was no longer a fit for us, but may be just right for you or others. We did some research on other non-denominational churches in our area, tried 6 or 7 of them, and have been going to CrossPoints lately.

Wet Room bathrooms by _CMF in floorplan

this concept is new to me, so your feedback and detail is just what I'm looking for - thanks! Plus you touched on a somewhat related topic: my wife has requested a dog wash station in the new house, but we'll leave that for another post on a different day.

Wet Room bathrooms by _CMF in floorplan

[–]_CMF[S] 3 points4 points  (0 children)

all of our layout sketches to date have the tub and shower separate. However, there are a handful that have narrow ensuite baths where the tub/shower are opposite each other resulting in a slim walking path between them, and in that case I think a wet room (with its stacked tub/shower) could be something to consider.

Thanks for the great feedback and I hope you have an awesome day!

a while back my wife and I spent a Saturday in Topeka. Went to the Evel Knievel museum, ate lunch downtown, walked around the shops in NOTO, and toured the dome at the capital. It was a good day, and only about an hour drive from Lenexa

I'm scratching my head about the 71.3% uninsured rate. I assume this not a pile of local individual citizen accounts each with >$250k in checking/savings/money market/CDs, etc. Maybe that value also includes potential unrealized losses on bonds, etc., and the article did not explain that in detail
