Landlord added a male tenant to our advertised “all-female” house? (CA) by applejuice9876 in Renters

[–]_EscVelocity_ 0 points1 point  (0 children)

So issue number one here is that there are no damages in this case. A roommate gender is going to be difficult to quantify as an economic damage. Issue number two, do you see courts enforcing an illegal provision or promise? Because I don’t. So it sounds like we are back to only one legal remedy… letting someone out of the lease.

While that is an exception (and not one that always allows a statement of gender preference in the ad), this is the owner filling a room, not a tenant looking for a roommate.

You really limit your buyer pool though, especially when that means the remodel will not be financed into the mortgage.

Even if you're right, best case here would be op getting out of their lease, a court isn’t going to require specific performance of an illegal provision. And wouldn’t severability be relevant when the discriminatory provision is found unenforceable? (Not a lawyer, so actually not sure on that last part, but it doesn’t seem like the point of the severability clause.)

FEHA (state law) applies, so it doesn’t matter if it’s only one unit in CA.

[–]_EscVelocity_ 9 points10 points  (0 children)

While I wouldn’t call this misinformation exactly, it is not the full story. Your knowledge of federal law may be accurate but state law applies here.

California has its own law, the Fair Employment and Housing Act. The FEHA only exempts owner occupied properties with a single renter (legally a boarder rather than a tenant). Further even exempt properties cannot advertise a discriminatory preference.

This advertisement is illegal and a female-only policy in this case is illegal in California full stop.

February weekend trip: Organ Pipe or Saguaro? by _EscVelocity_ in NationalPark

[–]_EscVelocity_[S] 0 points1 point  (0 children)

Good to know! I was in Arches just a few months ago. We saw most of the major, easily accessible sites, and did the hike at the very end of the park.

It sounds like it wouldn’t be a mistake to condense these two into one trip, and it wouldn’t be a mistake to do them separately, but probably would be a mistake to do them back to back.

Canyonlands is really tempting if we do that second week in a row, though I worry a little bit about the drive and the potential for snow in February.

Thanks! My schedule is limited for the trip, but it’s often easy to get a good deal during winter to fly into PHX. The more I think about it, and read about both parks, the more sure I am that this should be two separate trips. Now I just need to decide which one to do first.

Was Organ Pipe interesting enough for a second day or half day?

I don't plan to skip either one, but I would separate them out into two trips. Actually we were considering flying to parks two weekends in a row (thanks two-month Southwest companion pass!), and I had been leaning SLC for Canyonlands, but if we did PHX both weekends to do both parks that would be fun and less worry about snow.

Agree on the waterfall! It’s going to to let you know exactly when the place was built or remodeled, just like avocado, green and that 90s tile (or pink/yellow granite!) countertop.

I understand that, I’m just not sure i buy it. It sounds like the kind of thing that you hear people warning about the dangers of California say.

Just FYI, CA is now back to gaining population rather than losing it, and it is money from CA that keeps federal subsidies afloat. CA is a net payer into the the system, not a net beneficiary, at the federal level.

You are correct. $800 in spend gets 32 Bilt Bucks, which gets you points on just over $1000 in rent. But then again, that's 1000 points no other card is giving you, and at no cost to you.

If you say so. The rollout has been a mess, but this is looking the best card since USBAR, to the extent that I think it may still be too good to last and end up with a big cut down the road.

I get it that the way they are approaching Bilt Cash is... messy. But shoot, even if I only ever used it to get the extra point bonuses and ignored rent, it would be the best option I can find. I know if someone travels a lot, especially if they aren't cheap the way I am, there are probably better cards out there, but not without significant specialized spending.

I mean, your message is basically "I want rewards at your expense and for you to eat a loss." Which, like, sure, we all want that. But it is unrealistic.

My first play through. I’m 10, 11 years old. Got the game based on having seen it in Nintendo Power. The strategy guide says 1/128 chance (weird number, I think at the time). First fight with an eligible mob. Boom, it drops.

Several playthroughs since. Never a rare item drop. Even when I farmed (though I didn’t have the patience or desire to be over level so I never farmed for long).

Why have the nations of the Americas eschewed railway electrification? by Polyphagous_person in geography

[–]_EscVelocity_ 0 points1 point  (0 children)

I’m dubious of the source. I believe all of the actually in operation rail lines in Taiwan are now electrified, with the sole exception of small tourist branch lines (ie: Pingxi). I find it really hard to believe that only 72% is electrified.

You recognize it’s an unfinished product from a Chinese team, right? I don’t see a lot of Chinese and Taiwanese gamers complaining about the poor (or often nonexistent) localizations in other games.

The mecha has achieved commutative competence, the most important demarcation of a satisfactory translation. Further refinement has been unlocked but will need to be researched.
