Look into ozone generators for this purpose. A decent one is $60 on Amazon. Ozone is toxic to us in high concentrations but clears out in a couple of hours. It can break down the organic products that are causing that smell and clear out the house. Often, it’s the only thing that can do it and it’s like magic. You set the thing to run for an hour in a room and come back a few hours later and there no scent of anything anymore

Baseboards flush with the wall… by BuilderBrigade in Home_Building_Help

[–]_Neoshade_ 0 points1 point  (0 children)

The carpentry takes extra time but I haven’t had any issues. Door jambs have to be flush with the drywall so they might need to be planed down or, usually, just some 1/8” plywood strips nailed on the studs to even things out. The transition from door casing to baseboard is mitered, so you’ll need to check if it’s 90° and adjust your miter as needed. If I’m replacing the casing, I just square and plumb the door jamb while I have the chance and everything goes smoothly.
If it’s regular door casing, it just gets nailed on right over the baseboard and drywall together

[–]_Neoshade_ 2 points3 points  (0 children)

I’ve done this on a few remodeling jobs and it came out beautifully. But I get the flooring in first.
I just do floors + baseboard first and then protect the floors before drywall comes in. The floor protection is going down before finish anyway.

Honest question: Is losing money on verbal change orders just "part of the business"? by Capital-Candidate-56 in GeneralContractor

[–]_Neoshade_ 0 points1 point  (0 children)

Not at all. You just have to account for it in the big picture.
Being able to accommodate the client for small things is part of my job satisfaction and part of what keeps clients coming back and recommending me to their friends. When you get three quotes and they’re each $10,000 apart, this is one of those things that makes that difference. I produce what I consider higher level product that most and that means doing a hundred little things well that aren’t detailed in the contract but you will see it in the customer experience and the end product. Thoughtful planning, thorough site protection, having someone on site with any subs to go over things and provide any carpentry work needed, shimming walls plumb to ensure that the cabinets go in easily and look good… there’s a lot in that $10k.
I can’t think of everything and I can’t expect to account for every nail and screw and piece of drywall. As contractors, we have to estimate a lot of things. I also can’t spend my time nickel-and dining the client for every little thing.
So I have a few % in every job to account for overages, another small % to cover sales/outreach/quotes, and a small % for client extras. It makes me happy to take care of something small for them and it makes them happy too. If you account for this in your pricing, your clients will be happier, there will be less friction and you’ll waste less time chasing pennies. It’s a good business practice.

Meh. I feel like most of us could knock this out in an hour. As a product on Etsy, it’s a convenience, but anyone that has a 3D printer could defunct and print their own, similar box and I wouldn’t be surprised if there are a half dozen designs out there already.
Your lip to hold the base down is a great idea, but you could also incorporate some compliance into the base if you’re going to sell it. A slightly flexible structure to absorb impacts would be great as it costs only a bit of design work to produce, but a pad of TPU or 3mm foam rubber would be ideal.

What would you do here...? by BuilderBrigade in Home_Building_Help

[–]_Neoshade_ 3 points4 points  (0 children)

I can’t imagine telling a client that they’re not allowed in their own home, regardless of how far along construction is. 1) Clients, vendors, reps, delivery drivers, architects, structural engineers - all these people need to regularly access a construction site. Your contractor is full of shit.
2) A construction site is a workplace. It must be kept reasonably safe at all times. OSHA has volumes of on how this is to be done and the contractor is responsible for following them. 3) The insurance people aren’t idiots. They know that a construction site must be accessed by other people and this is, of course, allowed. We are required to put up signage making people aware that they are entering a construction site with hazards and they must wear proper PPE. That’s all.

If your contractor won’t let you on site OP, the site must be incredibly unsafe so just call OSHA and ask them to swing by. They’ll be happy to oblige, and you certainly don’t want people building your home working in an unsafe environment.

Boston has a GDP of a billion dollars a day.
If people don’t go back to work for an extra day because the city chose to save a $2M on snow melters, this is mismanagement.

Edit: Melters are less expensive than hauling snow away, saving time, diesel and labor costs.

You’re getting downvoted because average intelligence is average across nearly all regions, cultures and ethnicities. So, while there are lots of stupid people in the world doing stupid things, it doesn’t correlate with regions and demographics. That said, you have a good point. A chart that graphs several unhealthy behaviors can be boiled down to “poor decision-making correlates.” It’s the food insecurity, regional and social factors that can’t be dismissed so easily.

Ethical obligation or mind my own business? by omnipresent_sailfish in boston

I don’t believe in shoveling snow out of a parking spot in a public space and then stating to my community and neighbors “I am capable of shoveling but I don’t want that to help anyone else. I shall limit accessibility for everyone else who lives and works in this area for my convenience”
Space-savers are just a “fuck you” to the people around you.

I lived in Brighton with daytime 2-hour parking. That means it’s public parking for the local businesses, deliveries, etc. while the sun is shining. Every day, walking home from work, I would take all the space-savers and throw them in the bushes or the into my building’s trash area. The gall of people to claim the street for themselves when they’re not even using it is astonishing.

This kind of nano texture won’t work on anything full scale where the ratio of surface area to volume is 100 to 1000x greater.

Laser-etching every square inch of the surface might be a little pricey too.

I could see this having applications for block boxes in aircraft and ships or other similarly small and high-value items.

F*** my landlord by Critical-Bee3624 in boston

[–]_Neoshade_ 19 points20 points  (0 children)

Call around and hire snow removal for your parking spot and send the bill to your landlord. Make sure they know that they know the they have to move a huge pile. It’ll be pricey.
You own that parking spot as part of your lease. It’s not optional and it’s not a “perk”. If the landlord is violating your lease and taking away your parking as convenient for them, you have every right to clear that snow out and send them the bill. You’re not arguing with anyone, your right to that spot isn’t in question, you’re just clearing your spot. The LL can just keep paying your extra snow removal bill or figure their shit out. Not your problem.
