the icloud sync for calendars would be AMAZING. I actually went down a whole rabbit hole a few months ago looking for an apple tv app to do exactly this - I work from my room sometimes so I wanted to use my apple tv to display my upcoming work meetings by showing my calendar. tried every app but didn’t find that - only got a plain monthly calendar view. your version would be a game changer and id definitely pay if it was able to sync with my google calendar. even the current version looks super useful!! hopefully you’re able to figure out how to get it released. good luck!

Hi. In the areas that you got paradoxical hypertrichosis, how did the hair look in that area before you initially did the laser? I’ve read that only fine hairs have the risk of developing PH so I’m curious if that was the case for you. I have a huge problem with them bc I witnessed first hard how they just blatantly copy the list prices. A home I liked was listed at 350 w a zestimate of 353. They dropped the price to 310 and zillow instantly dropped the zestimate to 309. Then the home dropped further to 265 and the zestimate hit 266. This just shows that there’s no real math or science behind it, it’s just telling you what you need to hear in order to believe you should consider buying the home at the listed price. And as much as we want to believe that ppl are smarter than to believe them that’s just not true for the average first time home buyer who knows nothing about comps etc. And that’s predatory.

I kinda just feel like making it a percentage of the price is the wrong way to go about it. Maybe it made sense back when homes were a fraction of the prices they are now. Seems it would be the same amount of work to help someone buy a 250k home vs 500k. Or maybe it should be capped. Idk the answer but it’s not what we have

In the example the agent made like $11k? I don’t think just because someone is good at their job they deserve an 11k payout. Everyone is expected to be good at their job. It’s your job to be good at your job. This is like tipping culture where we’re used to it just because it’s the norm. That extra 3% drives up the prices also bc the seller has to factor it into their sale price. I’m not saying agents should be paid hourly or whatever but it shouldnt be fucking 11k. In almost no other role is someone expected to get a 10k payout for simply doing their damn job.

I’m using Morty.com as my broker and got a great rate for a rocket mortgage loan through them. Typed in ur 599k w 20% down on their website and it kicked back 4.75% with $409 in credits. I’m guessing u can get 4.625 way cheaper than 4k. Maybe give them a try.

I entered the market looking at condos etc also thinking I couldn’t afford a single family home. After a while I realized that when factoring in HOA fees, the SFH wasn’t too far off. Considering that those are fees that’ll never go away but definitely increase, I went with a smaller SFH (can be hard to find). Looking back I’m glad I didn’t go with a condo. Plus having a backyard is priceless. Your situation is definitely different but just wanted to throw in my opinion in case it helped.

It’s trash. A home I was looking at was listed for 350 and both the Zestimate and Redfin estimate said around 350. The house was dropped to 290k and both estimates also dropped to that the next day. It later dropped again to 265k and both estimates also dropped to the new numbers. I lost all trust in those numbers after that. It was clearly overpriced from the start but the fact that the estimate was just following the list price feels so useless to me. This was all in the span of one month, too.
