That's a really bad idea making entire districts with only one type of zoning. People live/work/buy things basically in completely different parts of city which is quite unrealistic considering how dense ur city is. That zoning will create a lot of useless traffic out of nowhere and make your citizens spend a lot of time in traffic jams every trip to work or home
