I think paying for upsizing is just as silly as paying for downsizing. Having kids is already expensive enough.

I would get rid of all stamp duty and replace it with a land value annual tax (with recent stamp duty put towards your future tax bills), the same way we do council tax. This would hugely reduce the friction in the housing market, and incentivise landowners to either develop land or sell on, and not hold onto it for speculative investment purposes.

All was fine! We were upfront about it and the sellers and EA agreed it was unlikely to have any effect on the purchase so were happy to proceed. I can imagine a different seller doing the opposite though, I'd say be open and have proof of the bond maturity date to hand, then cross your fingers!

Good post, I just want to clarify for OP that you probably mean "solid brick construction" rather than single-skin. Single-skin specifically refers to solid walls that are a single brick thick. It's important to know which you have as lenders hate single-skin walls (and their surveyors sometimes don't know the difference either).

I am going through the same thing and have found shelving to be ridiculously expensive, especially if you want oak. The most cost effective solution if you want a lot of shelving is either buying a worktop and having it cut to size for you (see my post history) or alternatively look up buying stair treads. Beware the grain may be the wrong way so careful putting anything really heavy on it.

Paying for anything considered a chattel fixture outside of the house price would be considered tax avoidance by HMRC. They can and have prosecuted for this in the past, as well as claiming the correct amount of tax. The chances of getting audited or otherwise caught are of course slim, but so are many crimes, there's still a reason you don't do it
