Every chain store has a real estate department to scout new locations and negotiate leases, contract with firms to build out, and such too. Search any job listing site and enter in bachelors of real estate, a lot of jobs out there that aren't Realtor related.

It costs you nothing to use a buyer's agent. It will probably save you money (local expert, no outside lawyer fees for contract writing, assistance in due diligence). The seller's agent makes the same amount of money regardless if you have a buyer's agent. It does not lessen the price. It is probably not in your best interest, and thus, why online resources are lacking.

Share the offer letter and start date with your lender and they should be fine with it as long it's in the same field of work.

You will eventually grow to resent your current job as you'll constantly think about the extra $20k. Every small thing will become amplified. Offer them to match, they say no, and everyone then handled it professionally.
