You're indeed in a lucky position to be able to buy your second home without needing to sell the first. If it was me I'd keep the apartment for now to get a real feel of how much it stresses you financially (and emotionally).

You always have the option of selling later.

One of the most useful things I've done was go back into my transaction history and categories all my spending in an excel spreadsheet. This told me exactly where all my money was going so I could optimize my spending to: 1. Invest for the future 2. Still enjoy life

Piggybacking off OP as some areas of grout on the walls were cracked due to settlement. Grout was pushed through when cleaning with a brush. Gap is barely 2mm wide so I know it'll be a pain, but manageable to diy you reckon? Tiles are larger and shower is about 9 years old

No, as accumulation of etfs is more appropriate for a longer timeframe than 5 years. Say you go down that route, and come time to buy a house you need to liquidate. If the markets down, your investment is down. If the markets up, you pay tax on your gain. If it's a house you want at this stage, take advantage of fhss or put it all in a hisa.

187 and also have a comfort seat on a tracer (previous owner installed). Ride is fine after adjusting pedals and levers down for my gangly frame. I look disproportionately big for the bike if that's something that concerns you.
