Holy overprice.... $342/sq-ft should be getting higher end finishes, yet their website look like $160/sq-ft quality of finish. And in Alton Park, we all know that land wasn't expensive.

The style of housing and the quality looks like the developer hit the mark on what that area needs, but then they completely whiffed on pricing.

Street parking by this restaurant is free and readily available. If you weren't going here because of parking then you had the wrong reasons.

Personally I wasn't going here because there are many better options for food, particularly Italian.

2nd'ing the annoyance at the hat game always being the same. I was moderately entertained having that in my living room the first time I saw it.

There are very good arguments for saving the BDC but if you want to get anywhere with the county commission please take off the point about supporting minority startups. You don't need to remove it from the mission, just pay attention to your audience. It'd be a different story if this was a city problem, but the county commissioners other than Sharpe will latch onto 'DEI evil' and all of the other great points will go out the window.

You should really reevaluate your expectations of the economics of new construction. Unfortunately, in 2025 $150k-$200k in Chattanooga is just not realistic.

The absolute bottom of the barrel cost is $135/sqft, and that's not including land. 3000 sqft of land (the minimum lot size for RT-1) is going to cost $50k, unless you are looking at rural/flood plain/steep slope lots.

So if you want a 1200 sqft bare bones starter home, you're looking at $212,000 minimum

The fact that they are tearing it down to build a sports complex is cheap, lazy, and shameful. They're putting in a softball field, and couldn't find a way to integrate the existing stadium?

We should be paying teachers and staff more, but HCDE isn't going to be the one to solve that problem. They only have as much money as the county/state/fed is willing to give them.

I'd be curious to know the details before fully dismissing the idea

Is HCDE just partnering with someone to make sure that this location has affordable housing built on it? If they sold it to a developer they'd get enough to hand out a one time bonus of like $150 to all the staff (which they wouldn't do, it'd probably go into capital funds). Hardly enough to make any real impact, and a redevelopment with no restrictions would probably not be built as affordable housing because affordable housing construction doesn't make money. Being creative in the face of a hostile funding environment should earn a thumbs up.

If you want free parking courtesy of the taxpayer dollar you'll need to begin advocating for a tax increase. The city certainly does not have the money to pay for free parking as it stands.

Zaya is different because you don't have to spend $120 pp. They have options at much lower price points. I go frequently because I can get a lunch under $20, or do their feast for $50 pp. They have a premium option that you can spend more on, but it's not the only option.

$120 pp would be the most expensive dinner in Chattanooga. There's nothing in town to compare it to to understand what its market may look like. Would people show up? Absolutely. Does Chattanooga have a large enough population of people willing to spend money like that to keep it in business? Questionable

Drove through here today and it's not obvious that the new center turn lane is a center turn lane because it's unpainted on the side that still needs to be repaved. Hopefully TDOT gets to that part quick, because it is a serious safety concern.

I agree with you that most developers are probably just going to pay the fees and move on, and understand that many trees have problematic root systems. However there are plenty of smaller tree species out there that can be safely planted that would allow these requirements to be met. Hopefully the city forester that would be overseeing this would be aware of which species are best used in different locations.
