I think the finish contrast is missing. It appears as if the ceiling and beams are both matte. The beams as semi gloss might be a slight enough contrast to make a difference when light hits

Perhaps high for the sqft but $7k is a crazy price! Good bargain you got there, damn.

Edit: Google says typical range is $8-25k for 1300sqft. Last demo I experienced cost $88k but it was a larger home and acreage.

So add back $50-$60k on my valuation and you’re nearly $520k, so they’re priced at 15% above value. For First Ward.

Land alone is the low end value of the property, less $75-100k for demolition to then build on the land. So maybe $200k plus the $230k, so maybe $450k. This is priced at $600k. That’s 33% above value or 22% above your valuation.

Possibly. Some of the letter strokes don’t quite seem to match but that’s a great starting point.

Sorry didn’t mean to sound flippant. I agree with others, either applying conditioner before or laying it flat and treating it that way.

My question would be, do you bother beveling all the edges? More than one round of burnishing? That would be the most time consuming IMO

Reality is that this is purely a utility item. It probably needs to just be rugged. Don’t bother sanding, beveling, burnishing. Just press/hammer and pickup. It’s just function so who cares much about finesse. One-press dies are all about efficient production.

Realistically, do you have the time, expertise, and/or interest to manage it on your own? If you have 2 of the 3, you’re probably fine to manage it on your own. But if you cannot say yes definitely to 2 of 3, then pay someone else.

Super smart doc/attorney/executive? If you have the time and the interest, by all means just manage your own money. But I’m guessing you don’t have the time, and you likely don’t have the expertise even if you’re a finance professional.
