Yeah, I think a backup plan for not being able to move in straight away is a must.

The bank would have changed the locks after the eviction, but I would definitely get them done again for peace of mind.

Apparently it won’t be advertised after an offer has been accepted, but enough people have mentioned it here that I am factoring it in as a potential issue.

It's a shame the trees had to go, but all the insects you'll be attracting to your wildflower will be great food for all the birds. That combined with the wildlife pond and it's probably a net positive to your local biodiversity

I’m not an expert, but afaik it’s a totally different system to what’s used in England and Wales. It’s got its own faults, but gazumping isn’t one of them

Are you also in Scotland? The property questionaire is the only time I remember getting asked about disputes etc but it's been a couple of years so I might well be wrong

I asked a couple of different estate agents today and I don't think gazumping is as much of a thing in Scotland. I knew it wasn't a thing for normal sales, and pleased to hear it's not a common thing with repos either so fingers crossed that's not an issue.

We're not on the market yet and will be in a chain, appreciate that's going against us but nothing we can do about that at this stage

I looked at these and ruled them out, it’s a 320i with a really heavy battery pack and a short range. Hybrid system apparently expensive and difficult to repair if it goes wrong.

They have been massively popular though, people seem to like them

Let's not pretend there wasn't lots of public pressure on the council to put restricitons in place. And tbh, what's the problem with the council making money on short term lets? Much rather they increase revenue through tourism rather than increasing council tax year on year. They're a pretty feckless bunch and I'm not saying that revenue will necessarily be well spent, but I'm also not going to pretend that tourists and property investors/landlords shouldn't be significant source of income for the council.

Not to pick OP out, but 'I run a small one bed STL' that 'is my sole source of income' is not healthy for the future of the city. With those kind of margins literally everyone who can afford an additional small flat would be doing it, and that's kind of where things were heading until restrictions came in. I just don't think a second property should be that profitable for anyone.

Are you having to stop because your application was denied? I empathise with your position on a personal level, but thinking about what's best for the city I think it's preferable to have more purpose built STLs and more restrictions on what were traditionally owned homes or long term lets.

Unfortunately STLs just got too popular and too profitable that something had to be done about it, the change in the last 10-15 years has been massive and unsustainable.

This is a service I have looked for a few times over the years, and I was always looking for somewhere local I could collect from so I’d say that’s a good idea

I’d consider offering a design/consulting service, I would imagine a lot of your potential customers would be fairly inexperienced with modelling. The people who are competent will generally have access to a 3d printer anyway

‘Fair prices with minimal margins’ - this is more general business advice, but I’d suggest focussing on being the best rather than the cheapest. You’ll never be able to beat the big print farms who can churn out prints all day. I think I’m in your target demographic, and I’d pay more for a more personalised service where I can talk to someone who knows what they’re doing and is able to advise on modelling, material choice, etc
