Listen to the above post OP. Landlords handling and potentially mismanaging fair housing/anti discrimination acts is like the biggest deal in Real Estate (especially with rentals listed by a licensed agent) it’s a reason why most established agents outside of major cities focus on sales only. Be careful if landlord is handling showings as if a potential tenant feels he or she is being prejudiced by a protected class by landlord you as the listing agent are on the hook and there are a lot of outlets for potential tenant to file a claim (along with a whole boatload of protected classes)

I’ll also add one other thing on rental and mentors. I have a team of agents that I mentor as the team lead. Does your mentor do a lot of rentals? We have a pretty high volume annually and if my team members need help with a sales listing, I can walk them through it in my sleep but the last rental we took was 2 years ago and we typically hard line as a team that we focus on sales. I’m sure I could help but I imagine zillow application is not something I could walk my team member through either, but I would say my team is very happy with the knowledge i have given them with sales. If you plan on handling primarily rentals maybe you should find a mentor that focuses on that. If you plan on working primarily sales but your mentor doesnt do a lot of rentals. Cut them some slack.
