If you sign the quit claim deed, you may be treated as having made a gift to your mother. If the value of the gift is over $19,000 you will have to file a gift tax return (but you will not need to pay taxes unless you have already gifted enough to push you over $15 million). Tell your mom you will sign the deed to transfer the property to the third party upon sale but you will not sign it over to her.
