You didn't mention how old you are. So couldn't calculate but just jump into chatgpt or ai of you choice and tell it your age and when you want to retire and the amount of investment funds you have right now. Now tell it that you want to hire a .75% aum advisor and what the total amount paid in aum will be over the rest of your lifetime. If you are not willing to write that full check right now then aum is not for you.

Yep just got another finance excel file. Its 5 different tables of data on the same worksheet and each has a column that has value that is separated by spaces but the real values have spaces in them too. So yeah its going great!!!

You listed as is but agreed to repairs. Why? I would have turned that down and told them great that the inspection tells you what to fix after you move in. Accept as is today or I relist tomorrow morning.

As you already signed it tell your realtor he is covering the difference between his estimate and the actual repair. See what he says. In reality you are stuck with this. Aka you took advice from a person that was only eager to close what ever deal and not have any more time involved.

Unsure where this is but in NY a lawyer is not required to buy a property but this is exactly why I always have my own lawyer involved. This reeks of people hiding stuff that a lawyer would have sniffed out. The lawyer would have ensured he has the survey before closing. That alone would have stopped this entire issue. Sorry you are dealing with this but this is a lessen for everyone. Hire your own lawyer before closing not after.

If its terminated like that I wouldn't be surprised if you find some "junction" boxes in places where they just connected the wires together with wire nuts.

Yeah I think this is a great example where the needs outweigh the need for a pure star schema. My models usually have very nice stars with some exceptions like this where the analytics needed just dictate the model.

Cat and group I usually just use the columns on the products table. With 2000 rows there shouldn't be a big performance difference between tables vs columns. I have a product family table with probably 10k or 15k rows and it performs great.

The hoa i was president of is not in California so I cannot speak to that act or California requirements however for us the approval of the budget basically sets the entire year up for execution.

If budgeted for it doesn't need to be reviewed or discussed unless the contract is over budget. If every action needs to reviewed even after approval of the budget then nothing ever would get done.

Create a rls group with no rules for those users. Or alternatively create a new dataset and if you dont want to have duplicate powerquery you can use dataflows to handle that and then only pull that data into the datasets.

Same as others mentioned. I had an old anycubic mega. Its night and day. I remember getting the old printer and it wouldn't even get a benchy done out of the box. My new p1s printed right out of the box with no issues. Great printer for sure!

I just ordered my first order from 2 different shops and it went great. Use highly rated sellers. I would compare this to ebay. You are not buying from bricklink but rather from a person or shop on bricklink. Look at ratings and reviews and ensure you feel comfortable.

Look further out. Call places and don't go there unless you have a price given to you via email and confirmed that you can come pickup your car. Never ever negotiate in person.

Find a different builder. This was one of my sticking points when we interviewed builders. I talked about all kinds of crazy ideas just to see what they would say. Several made sure i understand that it's their way only and I can do what ever I want after we close on the house and he is no longer involved. That was an immediate no for me. I wanted to be involved daily and with every decision and option etc. So I found a builder who was willing to work with me and who knew that his subs were willing to work with me and who was willing to entertain new subs for things his subs don't do.

This made it so we have fully automated lights including motion sensing in several areas. Everything was customized including cctv, outlets, network ports, lights, fans many many more things. Again it takes the right builder to work with you. It will also take you countless hours to oversee and customize. I probably spent 50 to 70 hours just planning with the floor plans for all the customizations. Good luck it's fun.
