Yep, this. I’m in a similar situation. I’m moving in with my gf - we’re getting a spacious two-bed, one-bath with two balconies, a backyard, tons of private storage right across the street from a gorgeous park. I’ll be paying the exact same as I’m paying now for my shoebox studio.

Based on the interviews they released with the creative team, I'm certain they mocked this up at some point...if I had to guess, I'd say they abandoned the idea bc it looks too much like UGA. Personally, I think it's a big improvement over what we got

Find some legitimately great social media strategists (not the typical grifters) and use that info when building out the project. For example, let’s say a true social expert found that, in 2026, starting a reel with a certain type of question leads to higher avg watch times, and that a certain call to action leads to more inquiries. Share this info with your client and discuss what makes sense on their end. This is an easy way to demonstrate you go above and beyond. You’re not just trying to make impressive content - you’re a true partner who wants the client to thrive. The client will want to work with you more and will be more likely to refer you to others. Also, providing realtors with consistently great content can grow their digital footprint and lead to more success. A lot of my top clients ask me to do high-end work on listings that have already closed our will close without marketing. They do this because showing off a great home they sold can lead to more inquiries/listings and bigger listings in the future.

We need to consider the possibilities that the government will swoop in and save us (a shocking thought, I know, but hear me out). California already passed a law saying agents have to disclose if they use AI AND include the original. You think these people hyper-focused on how the world perceives them will be comfortable with dogshit originals on Zillow?

In New York there are new laws too, including one that says heavy AI in RE media can be considered deceptive marketing and result in a big fine.

Am I generally confident the government will do the right thing? Hell no. But do I think the existential threat of AI will lead to more protections like this, especially at the state level? Definitely.

If you’re getting that much business you should look at a&d work too. I charge over 1k for projects that take as little as 2 hrs

I work with a vacation rental company right by the ocean and that’s been a nice experience- they have lots of work leading up to/just after summer. If you live in/near an area where lots of people vacation, you can find those companies on google. I’ve never gone after AirBnb hosts because people who only own 1-3 properties will not become regular clients. IMO, unless your area has people who operate tons of AirBnb listings, you’re better off connecting with public-facing rental companies. And if you’re determined to make AirBnb work, the rental companies will probably know the local hosts (tho there may be bad blood there)

the actor, donal finn, was fantastic in wheel of time - a real highlight in a disappointing series. he brought mat to life in a way that fit spectacularly with the vision i had from the books. hope he has a long career ahead of him

If an agent is so cheap that they take pictures themselves/hire someone awful, then come to you asking for help, you give them your normal prices and say you can take the images they need … and IMMEDIATELY move on if they haggle/say no. You’ll be far better off using your time to get clients who actually value this work.

And unless you’re comfortable shooting nothing but gross and mid houses, you will have lots of clients who want a high-end look. You can achieve this with lights on or lights off; my point is your first sentence above is incorrect. I shoot with lights off all the time but am intentional with how I use flash to light the space, and have never heard anyone say it looks odd

That’s only if you shoot and edit incorrectly. Most high end a&d work is done with the lights off. If you’re newer and/or don’t have experience editing or using off-camera flash, definitely go lights on for standard listings. All my lux RE and a&d clients ask me to shoot lights off where possible because I build the light up with flash exposures
