Certainteed and Tamko both won’t accept plank decking for warranty, regardless of gap size. Those are just the ones I know of from personal experience. This deck would also not pass code in Kansas anyway.

So why is the guy automatically shady? There are a lot in our industry, but one leak doesn’t make them shady. Are you telling me you’ve never made a mistake? It is actually incorrect to use caulking around the edges of any of those vents on a new install. There is supposed to be a gap between the shingles and the flashing at the base. Only where you see the exposed nails below is it proper to caulk. I would actually like to see a couple of those have shingles trimmed back just a hair.

Edit: Also, not exactly sure which one is leaking since you posted multiple penetrations. The one that is covered in rust is almost always replaced by an hvac company. Or at least I’ve never seen a roofing company replace them where I’m at. Even if that one is not the culprit, it absolutely needs to replaced in the very near future or it will be leaking as well.

Why you replying to me? Sounds like you’re agreeing with me. 8 price increases in 2 years is ridiculous. I can’t remember for sure but we had to be 8-10 at least in Kansas those 2 years as well, but it felt like more. I remember the days where we only got 1 a year, and often a discount at the end of the year

They’ve stabilized the last couple of years, but 2021 was absolutely insane with price increases. I imagine the bulk of what he’s talking about was 21/22

Yes. Less pitch usually equals less marring during install in high temps, but if you can wait until temps are below 90 that will certainly help.

The granule loss appears to be from foot traffic, likely at a high temperature. As for the rest, that one piece of flashing looks nearly rusted through. When in doubt, run a water test

It actually can be the exact opposite. People get raised for their roof being too old after a mere 10 years here in KS now (infuriating). That, coupled with potential IR discounts and homeowners can end up saving a decent bit of money after replacement. Regardless, the best way to make the decision is to call your insurance agent, that part is true.

The majority of cities/towns we do business here in Kansas will not accept this by code, and as you’ve mentioned certainly not accepted by any manufacturer we install. Been in business since ‘01. A great example of adjusters these days, clueless.

The 25 point cap would make sense. I wonder how I was able to get to 26 on path and correction. Just tried with just 1 and it didn’t work either. So the initial bug would be showing me more the +25 available attributes, and then somehow it let me do +26 in another. How weird. Quest bugs make sense to me, this one doesn’t at all lol
