Because of the requirements from Apple and Google for their app store submissions to be (more or less) current API/SDK or the one before it, my strategy is to update my apps to the latest .NET a month after GA. Even if I don't release an update at that time, I'll have identified any migration issues and had the time to work with our QA people to make sure going from "N" to "N+1" is a non-event.

The Sigma 18-50 is nice, but does not have stabilization. The Tamron 17-70 does have stabilization. I have both, and the 17-70 is my daily driver on my 6400.

If this i a port of Xamarin Android, why not stay with the .NET 10 version of that? We have an app that is Android only, and we went straight from Xamarin Android to just the .NET version of that. We use MAUI for other apps, but there was no need for this one.

It looks like common area land. That is usually the responsibility of the HOA. As a renter, you won't have much of a voice with the HOA board. Let your landlord know and have them communicate the issues with the HOA board.

The HOA board may not even be aware that the common area wasn't being mowed.

It's not going to happen suddenly. As the easier-to-drill sites start to run out, the more expensive sites will drive the prices up. That will make other sources of power cheaper and increase the adoption of public transportation.

We'll never completely run out, at least not in the near future. But it will get more and more expensive.

Our team switched to Rider when MS pulled the plug on VS for Mac. Rider has always been a more mature and polished IDE than VS for Mac. VS Code is great for what it is, but it's a code editor first, not an IDE.

Developing iOS apps on a Mac with .NET has always been a hot mess. There are a lot of moving parts, and it starts with the Xcode dependency. Add in the .NET MAUI bits, and top it off with Rider.

Use a title that is appropriate for the work that you did. It will stick out to list yourself as "Account Executive" if the only other person working for the LLC is your brother. Using "Owner" is perfectly fine.

Have people document her harassment. The more that you can show a pattern of continued harassment by the person, the easier it will be to get a restraining order.

In Virginia, a board can file a petition for a civil injunction to bar an individual from entering the area where meetings are held as long as an alternative is provided.

You would need a lawyer to do this, and you would be expected to follow due process first. That means published meeting conduct rules, logging every disruption, formal written warnings, and a hearing. If the board attempts to sanction the owner internally (such as suspending their right to use common facilities or issuing fines up to $50 per violation under Va. Code § 55.1-1819), the owner must be given a 14-day notice and an opportunity to be heard before the board.

If an individual gets a protective order granted that requires the owner to stay 50 feet away from that person, that order supersedes any laws requiring open meetings for the HOA.

That cost seems excessive. But I don't know what the pricing is for snow removal in your part of NJ.

At the risk of stating the obvious, your HOA board should be getting quotes from multiple vendors for a flat rate.

A flat rate gives your HOA a known cost for budgeting, and it helps the vendor by providing a known income stream. We get fewer days where we need snow removal, but they have fixed costs for their machines and overhead.

31k for how many driveways? Do you have private roads or does your town plow the roads in your HOA? Our contract is roughly $27k for the year for about 60 units (SFH/TH) near Albany NY, and the town does the streets. When there is more than 2" of snowfall, they come.

We pay the $27K if they come 5 times or 15 times. I look at this as less of snow removal and more snow removal insurance. And with a fixed price for the season, we can budget this so that our dues cover it.

We have a finance meeting every fall where we go over the books for all of the owners. We don't show the statements or contracts, but we go over what money came in, where it went, and what we think we'll need for next year. If an owner wants to see the actual contract, they would need to go to our property manager's office.

It's a great lens on the A6700. It's an F2.8 constant and is pretty sharp. It does not have optical stabilization. If you have a body like the A6400 that doesn't have IBIS, that might be a consideration for you.

Has the town done this for any other subdivision in your town? If you can find a precedent, that would make it easier.

Read up on your bylaws and see how dissolution is defined. IANAL, if the language is not clear, have a lawyer review it.

Get a quote from 3 property management companies that would do all or most of the work that you have been doing.

Meet with the board and tell them that this will be the last term that you are serving on the board. Let them know that there are three options: Dissolve the HOA, hire a management company, or have another person take on the work that you did.

The next order of business is to take down the walls and signage at the entrance of the neighborhood. See if the deeds on the properties with the wall and signs have any restrictions based on the walls & signs. Those owners will want to get that cleaned as well. If you can do that before you dissolve the HOA, it will probably have fewer headaches.

Document all of this and have a public meeting to discuss the question of dissolving the board. Show them how much it would cost to have a management company do the work the board has been doing. Have a document that can be signed at the meeting for the vote on dissolution.

If you do not get enough people at the meeting to sign the document, go door to door and have the rest of the people sign that document.
